Why don't you think about Dominican Republic, is the first Caribbean Destination. World Travel and Tourism Council says that its tourist market will grow every year 4.2 percent until year 2016. This include residential tourism. Apartments prices are still very competitive, and rentals income are very good. Also, there you can practice many activities like Golf, diving, snorkel, tennis, yatching, sailing, excursions, etc.

..Maybe you have heard about pristine beaches in the philippines? or heard news about real estate boom already rising here? You may invest/buy a proportionately size beach area in the Philippines, or a wide array of lands suitable for farming, or residential lots meant to appreciate at a faster rate in the few years ahead....Your investment would pay off in just a shorter time...

Early entry investment

Again just to mention that we now have a number of early entry investment opportunities for property development projects in Morocco.

You can either purely invest in the business and get your share of the profit upon project completion (projected returns of between 180% and 200%) over 3 years, either you reserve and buy a unit with massive discount in the pre-release phase (purchase at approx 35% below market value).

I would probably say that Morocco is a pretty good bet, some parts of Spain still seeing good investments and it is pretty much a buyers market on the Costa del Sol at the moment.

Not even seen Egypt up there on a wise place to invest, but hey may be next thing!

Good morning,

This is my first post so bear with me...!!

I found your initial post, above, interesting because it seems to me that you are combining overseas investment with your life-style preferences, i.e. your passion for diving.

Can I make a suggestion that you disassociate the two? What I mean by this is why don't you consider your investment to be just that, purely an investment to make your money work hard for you, and, using the income you can dive in all of the world's best diving locations.

Two things to consider here..

1) if you invested in a BTL unit in the UK, would you want to spend time time in it?

And,

2) do you want to re-visit the same dive/holiday location year after year?

I won't flagrantly post the boards with our own developments in the Caribbean but, if you want to know more, and learn how you can invest in 5* resorts in International tourism locations with fantastic capital growth and income returns, which will make your money work harder for you, please feel free to send me a private message and I'll give you my contact details.

Turkey is a great place for investment. The prices are relatively cheaper than Europe and the rising economy is making the house prices to increase. In the last few years, Turkey has a rising economy and the stock market increased dramatically breaking a record several times. Large number of companies especially from Greece, France and Britan bought a lot of companies and lands in Turkey. Some examples of this are the purchase of Kipa by the Tesco group, and the large amount of land bought by the French companies in Istanbul.
The British can also get mortgage from many Turkish banks at the moment.
All of these factors make Turkey a great investment opportunity.

Surely the caribbean is a better investment for an investor based on google figures?

According to Google Labs there were, in September last year, 41,000 enquiries from Brits looking for property in Bulgaria, compared to only 1,500 enquiries in the Caribbean.

However, when it came to global rental enquiries, there were only 3,250 for Bulgaria compared to 6,500,000 (yes, 6.5 million) for the caribbean. From a supply/demand perspective, where do you think is the better place to own a property??

Well, it depends, Bulgaria is quite "new location", in comparison with the Caribbean, there is no doubt, but in Bulgaria is still cheap for investment... ;)
By the way, my landlord is Bristish, and I am Bulgarian, living in Bulgaria .. ;)

That may be the case. But what about in 5 years time when there is a dearth of available property? If prices rise, rents will need to as well. How will you cater for this rise? and who will buy the resales? And will it be international tourism?

Good question, but I don't think that in 5 years from now there will be death of available property in Bulgaria. For sure the prise will rise, the prognosis shows about 12% rise of the RE price in Bulgaria till the end of the year. So far it is cheap for foreigners, that's why the Brits, Irish, and other foreigners are interested.
Have you been to Bulgaria? I guess not, the sea side is beautifull, and the season is quite long, and this is some good reasons for investing there. Lots of cheap flights are available as well.
Many British pensioners for example, has moved to Bulgaria, to live in the villages, because it is cheap.
And acording to the international tourism, yes, there will be, Bulgaria has nice seaside and nice mountains, many resorts, which is good for all the seasons
