handover/maintainance fees in sharm bride

Hi Guys,

Went over last week to complete on handover on sharm bride. Hotel is looking great and should be opening within 20 days according to the general manager. We were also relucantant to pay the handover and meter fees as the pool on the residential area is still not finished and there still seems to be quite a lot of landscaping left to do. The apartments themselves seem to be done to a good standard and there was only a few snags to complete before we agreed to hand over the maintainance fee. They have promised to do this within 10 days as well as some extra work we requested.
It is clear that the developer needs the maintainance fees to finish the residential area as progress is slow with only a few workmen on site.
We figured the sooner we pay it the sooner they can finish the pool and landscaping and the sooner we can start to enjoy/rent it. If anyone is holding out, for this reason I would recommend you pay it ASAP.

Hi Alison,

In reference to my experience working as a real estate consultant since 2004,I might give Darren some clues to solve the problems without hassles as you know making troubles will lead to wasting money and time and ends up to frustration but let Darren go as below:

case one:

first, if he/she is capable to pay the difference to get a bigger size ,go for it ,he will be benefited from more space in the flat BUT make sure that the sale contract will be amended to the new size and price

- it may happen that the contractor miscalculate the design so the developer is forced to do so.

second,Darren has to make sure that he got this new size ,he has to take measure of the flat .normally ,in egypt they sell units size commercially which means the [ net size = gross surface - 10 to 15% common area]
111 sqm - 15%(16.65) = 94.35 sqm so this should be the actual new size of the flat.
if he finds so,then pay the difference
in any case that the size is 85 sqm or less,then it's swindle.he can't pay by all means

- i read that darren has to pay almost 93k L.E for 12 sqm which means 7600 l.e/sqm.by all means this is not the price for sale in nabq

- if the new amendment is the developer or contractor's fault so he should bear the consequences with the buyers as well so you have to negotiate this price for the over meters.

third,if Darren is not capable or willing to pay the difference,turn to the legal procedures which is he has first to receive an official letter form the developer with this amendments stating (v. important) the reasons for this amendment and the buyer has to reply back with his refusal and get an action response from the developer and if the developer refuses to deliver the flat to darren:

1-the developer obliged to turn back the full payment to the buyer + a fine if it's stated as a penalty in the contract in case the flat not delivered in the it's due date

2- if other ,the buyer will file a report in the police station stating the current situation with all the letter and correspondences exchanged bet. both parties
the more Unanimous the reports are,the more powerful the complaint will be.

P.S: taking a legal procedure is the last card you may play with as widening the troubles cycle will get him wasting more time and money

I hope my advice is clear and sufficient and if you need any help delivering the complaint to the authorities ,will be ready to assist.

Ther was some serious flooding in Sharm on Monday and the hotel suffered water damage so this may put the opnng of the hotel back Im afraid.

Sharm Bride - taking posession

Is there anyone out there that has actually taken posession of their apartment on this resort? We have been waiting 3 years and, although the property is now complete, we are now waiting on the estate agent to chase up the snagging which has taken more than 2 months to sort and still no news!

Hi and welcome to the forum. I have merged your thread with this one. There have been some handovers which have been eventful. Some have used Clares Holiday Homecare to do the snagging list successfully. Last we heard SRE were escorted off of Sharm Bride!

When you say you've heard SRE were escorted off the Bride site, do you mean Sharm Real Estate?

Hi Shaun,

We will eventually be neighbours..our apartment is 22C. Did you purchase through Sharm Real Estate. We have found them to be really slow and not the most responsive.....still waiting for confirmation that the snagging they did for us has been sorted. According to Queenie they were escorted off the site?!

Any recommendations for furniture and management of the apartment would be appreciated, as I don't think we'll be using Sharm Real Estate.

Hi Guys,

In response to a few posts....

We did our snagging with Tatiana at sharm real estate who we bought through and she, and sharm bride for that matter, have been nothing less than great. Yes, we bought 3 years ago too and were promised handover within 18 months, but hey-ho its not the uk is it? its north africa and its how it is. They have offered a free week in the hotel as compo, not great but it could be useful.

Tatiana has sent us photos of every snag and its soloution and we left the maintainance fee with sharm real estate to handover when the snagging is done. Sharm bride said 10 days, and to be fair they have delivered plus some extra work we requested.

Sharm real estate were absolutley adament with the owner of sharm bride that they would get no fee until the work was complete.

As for sharm real estate being thrown off the site? I really cant see it. Relationships a few weeks ago seemed more than amicable.

oh yeah, hi steve! nice to hear from you. have you already handed over? in terms of furniture we are using Mohamed at fashion house furniture, i cant post the web address as it wont let me but its fashionhouse-furniture. c o m its not the cheapest but we visited the workshops and the quality is excellent, all hard woods (oak, cedar etc),Your sharm real estate rep will take you to the factory if you go over, if not just email them, they all speak good english.

We are going back over 19th march ish,if any of you want pics or anything just let me know.

Hi Shaun,

We haven't had quite as good response as you; still waiting for snagging to be completed. I assume you went through SRE for your furniture or did you go direct to the supplier. It also appears that you have handed over the management of the apartment to SRE, as you ask whether we have handed over yet?

Yes they offered us a free week, but when you consider that they should be paying late delivery penalties of EGP1000/month and instead they offer a stay at their hotel with incomplete grounds and at next to no cost to them, I see this as a little insulting personally

Hi Steve,

You're right I totally agree with you that they should be paying out far more than they are as per the contract but the alternative is taking it through the solicitor and for the sake of a grand or 2 I really couldn't be bothered with the hassle. I emailed sharm bride and sharm real estate about this and they say the delays were for reasons outside their control, such as conferences etc being held in sharm (when no work can take place for security reason). Theres no way on earth this delayed them for the length of time it has but I just want closure on it now!

No, we are not renting the apartment through sharm real estate, it will just be rented privately to friends and family, and we will probably use clare at sharm holiday home care to take care of it as rates and service seem really reasonable.

When I asked if you had handed over, I meant have you taken possession of keys etc.

There are one or two people living on the site already although to be fair there is still quite a bit of work to be done and I wouldn't want to stay there until the rubble has been fully removed and the landscaping complete.

Yeah, sorry Shaun didn't mean to get on my high horse, but incompetence does piss me off and, when someone says they're going to do something and don't follow through, it just irks. Yes you're right about pushing re the penalty fee, I got them to agree that they were late and, with the conferences, holidays and other excuses I calculated that they were still 9mths behind, but they worked it out as 4?! and I still haven't been given the penalty fee because I'm waiting on the snagging, so no I haven't got the keys yet.......Did you actually go over to pick up the keys yourself?

Yes, I've heard Clare is good, so may well use her myself.....If we ever get the apartment!!

Have a good trip in March......Have you found any decently priced flights?

Hi Steve,

Been looking at flights for next few months the other day actually, we are based near leeds and jet 2 go staright to sharm as do thompson from doncaster/sheffield.

Price wise its working out about £500 return for 2, not as cheap as europe yet but more and more carriers seem to be operating direct flights, so hopefully it should get cheaper.

The cheapest seem to be easyjet from gatwick but it's a 4 and half hour drive for us plus car parking so not that sheap after all.

Sharm real estate are holding our keys as they did the snagging and maintainance fee handover and they are liasing with mohamed at the furniture place to get all the installations done.

Have sharm real estate not given you an update on the snagging? Have you been over to look at the apartment yet?

We're a little closer to Gatwick so may well go for that.

Have had a final push with SRE re snagging and looks like we might be getting somewhere. Not seen apartment yet, but likely to go out in a couple of months time. Did you actually take a look at the furniture 'in the flesh' before you bought, or did you trust SRE to do this for you?

Hi Steve,

We visited the factory in Sharm, and saw lots of completed stuff going to sharm bride and other developments. The quality is excellent. Its all hard woods (cedar, oak etc) and is finished as per your specification. Everything is made bespoke for your apartment and they measure all dimensions first.

Whe you go out, ask to be taken there. We were told it would take about a month to have everything made and fitted as per our request. We asked for A LOT of very different design features from the basic pack.

The whole thing with air-con, kitchen, and appliances and fitting came in at around 8k GBP.

Hi Steve,

No it's a one bed, they do a furniture pack for about 5K but we changed loads of it and it came out around 8K. This included the roof terrrace as well (pagoda building and sun beds/tables etc). The roof terrraces are enormous!

It was Mohamed at furniture dreams we spoke to.

Hi Everybody.

Firstly I can vouch for everything that has been said about Clare's homecare doing the snagging list, we used her for our 2 bedroomed apartment on Sharm Bride and found her service to be priceless and know we could not have got to the stage we are at without her help, we will also be using her service for our apartment on Sierra.

A good friend of mine apparently did handover today on Sharm Bride and it was quite "Eventful" he will be back tomorrow, I think if you have any notion of getting late payments from Sharm Bride then you can forget about it and they have no intention of paying a penny in penalties and have been using the ploy of trying to get you to pay for "Extra meterage" (that dosn't exist) to settle instead of them making penalty payments, we were the first they tried the meterage claim on and when we went for handover we were presented with a bill for an extra £11,000

What concerns me is the hotel is still not open - why ??

We are over on 27th March to complete handover and will be meeting up with other owners of Sharm Bride at the same time so if anybody is out there it would be great to meet up.

Interesting mail Darren. £11000 is a ridiculous amount of money if you're talking GBP, but assume you mean EGP....nevertheless, it's still too much money. Did solicitors have to get involved to resolve the problem?
