        it is only putting fair rental formula between landlord and tenant depending on the rent is compensating relationalso to avoid usury.

      Your comment on 10% good enough rental yield is interesting. If you receive £490 in rent and want 10% or more rental then you need houses below £50,000. You can raise rent or lower purchase price to get the 10%. Lots of options there that are not available to the short-term investor.

        we are taking about rent as contract , whatever the price of the housing unit , no pricing, no usury.
        any increase in the rental value more than the agreement even renwal the rent contract is usury
