Overage cash only purchase

We are just about to exchange on a new build that was marketed as freehold. At the final moment we have found out that the property has an overage and deed of covenant to be passed on from the developer. I don’t think he is was aware of the complications. Has anyone had any experience they can share please. We happen to be cash buyers but Is the property mortgageable with an overage? If not what is the reduction in value if the property turns out to be cash only.? The price we are paying is £350000. Can anyone help please. We don’t know wether to continue or not. Thank you.
