London: converting 3 bed 1 bath to 2 bed 2 bath

I am looking to buy a flat in central london. As i dont have use for the 3 small bedroom i am looking to convert it to a master bed ensuite bath + walk in wardrobe.
Looking at sqm prices in the are 2 beds look to be priced above 3 beds, hence in theory it shouldnt be value destroying?
Any thoughts?
