Lisbon Rental 2012

Before buying in Lisbon I would like to rent a one or two bedroom apartment for 4-6 months in one of the following areas: Chiado, Baixo, Rossio, Príncipo Real, Alto, Castelo, Santos, etc.
Definitely not in any of the satellite cities, or in the Expo area.
Either groundfloor with manageable garden, or with lift when on upper floor.
What are the average m2 prices currently, and how are the prices for apartments in Lisbon compared to 12 months ago? Does anyone has any suggestions?

My experience with estate agents in Lisbon is poor, even with the Big Names, like C21 or Remax.
Have you tried the area around Praça Alegria an Avenida Liberdade.
Should you hear of something, let me know.

That's a very nice area. And prices are still getting cheaper every few months. There are some good deals available. But most buildings have no lift, with balconies just enough for an airco. And I want to be able to eat outside.
I'm probably going to rent for a year, as rental gives you more freedom and flexibility.

The average estate agent is not very professional, doesn't speak languages and always works for the seller. They do not even work with MLS so I rely more on the internet and Newspapers. Good luck!

Dear Sir,

Most estate agents in Lisbon do not read or speak english. But in the Algarve is a different matter. There they need to. Over here they do not need to. As a "avaliador imobiliário" who reads this site since 2008, I have learned a lot of english terms most of my colleagues don't know and don't seem to have any interest in.

As the portuguese buyers almost desapeared in the last four years, I believe more and more estate agents will be looking to different sources of information in order to gather potential clients. And this source might be one of them.

Looking at the disastrous situation the housing market is finding itself in cities such as Lisbon, it is only good that the non-professionals gradually disappear. Only those who are willing to adapt will survive.

Yes, I do believe that anyone wanting to live in Portugal should, of course, learn basics Portuguese.
However, those 'intermediaries' who continue to believe that foreign investors must learn Portuguese just because they themselves refuse to learn any other EU language, and remain unwilling to adapt to the European Market in general, don't deserve that International share of the market.

Have you ever got in contact with sevenquintas realstate in Almancil? The owner is from Holland, a good friend of mine and she also works Lisbon and Alentejo.

The Algarve is operating very differently from the big cities. With the hundreds of thousands of tourist living there part of the year, the Portuguese population has become very 'international' in their behaviour.

When I am going to rent or buy in Lisbon, then I will need, for all practical purposes, an agent in Lisbon. And not one 3 hours away in Almancil, or anywhere else at the Algarve. That simply would not work.
Nobody needs to speak Dutch. As long as Estate Agents know about ethics, and can communicate in English, that would already be a big difference from wht I come across now.

But thanks for the tip. I will keep it in mind, should I opt for the Algarve.
