My feelings are the currency rate will improve for buyers as the situation in Egypt is far from over. When ever there is an election, rates go down just look at ours this time last year . GBP is slowly moving up and must get stronger against EGP at least for another year while Egypt goes through a differcult time,
Chris i'm with you , no updates ,no new pictures for a while. What happened to those who went out after xmas and promised photos ? . For all we know work could have come to a stand still for several reasons.If anyone has photos please post them, they would be very welcomed.
I think it is essential for Osracom to reassure investers.
So please come on everyone post !

I still think I will send a larger amount over if not all of it maybe half. But thank you for thoughts. And as i,ve said GDI has told me that things are working as normal. But could Alaa, Goerge, or even Alan let us know their thoughts on how things are going. I have seen photos on the Web World Pyramid Beach forum and on that develoment there seems to be work being carried out. And yes some photos would be great.

Operators seeing 'upturn' in Egypt enquiries

Tour operators to Egypt are already seeing an “upturn” in enquiries since Egyptian president Hosni Mubarak resigned on Friday following the popular uprising in the north African country.

Operators said they were optimistic that British travellers would return to the country once the Foreign Office changed its advice against travel to areas such as Cairo and Luxor.

Discover Egypt’s commercial director Philip Breckner said events such as the Luxor massacre in 1997 and more recent terrorist attacks were “much worse” for tourism than the recent political turmoil.

“Based on previous history, Egypt is likely to bounce back very quickly,” he said. “We Brits are very resilient – we have thousands of clients booked with us to Egypt who don’t want to cancel.

“We’re hoping the FO advice will change quickly particularly for Luxor and the Nile. Life in Luxor is back to normal – all the historic sites and hotels are open.”

Breckner added the operator has seen an “upturn in enquiries” on Saturday after Mubarak’s resignation although he admitted it was a “trickle” so far.

Red Sea Holidays sales director Jason Hilton said: “Bookings are coming in - both for the lates market and forward bookings but the demand is not as great as it was before the demonstrations.



"Once the FO advice changes - which we hope will be as soon as possible – we’re pretty confident it will recover quickly because Egypt represents great value for money and guaranteed sunshine.”

UK operators have continued to operate to Red Sea resorts in Egypt which have not been subject to the FO’s advice against travel.

“We’ve not had a single request for people to come back early from the Red Sea resorts,” added Hilton.

A spokeswoman for Thomas Cook said: “Our experienced teams on the ground assure us that no tourist areas at the Red Sea have been affected in any way by the recent demonstrations.

“They are fully operational and holidaymakers are continuing to enjoy the popular resorts of Sharm el Sheikh and Hurghada.”

British holidaymakers are starting to return to Tunisia this week with specialists Just Sunshine and Tunisia First resuming operations to the country. The FO lifted advice on travel to Tunisia on February 4.

Thomas Cook and Tui Travel are both looking to resume flights to Tunisia in early March. Tunisair has continued to operate its flights from the UK throughout the crisis.

But MSC Cruises has cancelled all calls in Tunisia up until early November although a spokeswoman added: "If the situation returns to normal, the original itinerary will be respected and the call at Tunis will be operated as usual."

In further evidence that the wave of popular unrest is spreading across the Middle East, Palestinian prime minister Salam Fayyad dissolved his cabinet over the weekend and said that elections would be held later this year.

I have sent an email to the accounts dept at Orascom and just recieved an email confirming that they have recieved/ read it. So it looks like their internet is working.

The upturn in enquiries has probably caused an increase in prices. The price for a flight from Newcastle to Hurghada in July on Monday was £415, made an enquiry yesterday and it was £542. Looks like its a drive down to Gatwick as easyjet is only £300, better get booked up quick.

Not at the moment.
I have asked for Orascom to let me know my balance as i,ve been paying a bit extra every month plus I have had my exchange rate company send them an extra £1000 this month with the exchange rate being a bit better.

I have received an email confirmation from Khaled Khadr Senior Accountant from Orascom of receipt of the funds sent which was the full amount on an Orascom headed memo but nothing in hard copy.

Amazing I posted reply yesterday about email receipts and around lunchtime today I received my hard copy of the contract that I had originally signed and forwarded to them which is now all correctly signed by Orascom Management along with an ink stamp which I assume is the company seal.

No developer in Egypt sends receipts for payments. You can rest assured they will be in immediate contact if a payment does'nt arrive.


I tell all my clients to simply email Khaled, the senior accountant if they require confirmation the funds have received. His email is: ([email protected])

Hi all

Sorry that I am only writing now when I have been back from Egypt for a few weeks already - life has just been so busy !!! I went to see the development of course and ABSOLUTELY LOVED it ! ESPECIALLY the domed ceilings - we were shown 2 nearly completed apartments which are identical to mine ( when it is build T4 Q 3 ) and they are stunning ! The brickwork in the ceilings is second to none . - Although these apartments (2 bed ) are only 57 sqm , the bedrooms are still a nice almost identical size that will fit a double bed comfortably etc . The kitchen unit space is fairly small of course but having looked at " made to measure kitchen designs " when I was in Hurghada , one can ( with a bit of thought ) create a brilliant good working kitchen area . Equally the living space ( I think ) requires a tape measure rather than just going into a furniture shop and buying a 3 piece suite for instance ! The balcony is of a lovely decent size that fits 2 big lounge chairs and table easily ( which is probably what I would like :wink: ( have seen some already !!!! The whole development is coming on nicely and having just received new photos from Orascum it also looks as though they are laying the pipes now outside which would indicate that they are going to hand over a complete phase - which would unable us to " move in " virtually straight away .... I was just VERY impressed with it all and can't wait !!!! Though I am still hoping for an early completion on my apartment :wink: I was told that it might be better to just stick with the date given in my contract for now ..... I have got quite a few photos but they are on my FB page ( as my friend took most of them ) and I am not sure if I can transfer them on here ?????!!! - and by the way Glen - if you are reading this - what happened to you ???? ( dare I ask ha ha ) we were waiting for you for about 15 minutes outside the Arabia , but then had to leave as there was a mis communication with the viewing time .... Anyway I hope you are alright and you had a FANTASTIC stay ??????!!! Keep in touch !!!! - Well for now I'll sign off and sorry again that it has taken me all this time to get back to you all .... until soon Lots of love x:wavey:

Wow great! I have bought a Type 4 in quadrant 3 also. Perhaps we will be neighbours. The whole thing sounds absolutely brilllllliant. Its so good that everyone is so informative on the forum. Thanks to you all. Bought in Bulgaria and not a thing from anyone! Take care xx:)

Thank you for the update Jellyfish! If you could kindly upload soem photos of the comleted 57 sq metres or provide a link to those photos that would be much appreaciated.

Hi Rumbaba & Everyone,
Good to see the latest update pictures, looks good and great to see the work on going and the work for pipes etc going down. Good to read the info from the people over at the start of the year.

To give you the idea of a 57 Sq.m Type 3, these were taken at the start of November 2010 ad this will let you see the idea of size etc as the layout is done. I have requested some new pictures to see how things have come on in 4 months so when I get them I will post them for you to see.

The kitchen area will need careful planning as Jellyfish said and I am sure a good made to measure will do the job. Same as the living room, I think that a nice corner sofa would be good measured out correct and the bedrooms as well my idea would be 1 with a double bed and a wardrobe with drawers underneath, the other 2 single beds and a wardrobe with drawers underneath. All ideas of course :)

My studio apartment in Bulgaria is 38 sq.m so I kind of picture the 57 Sq.m a similar size but with the extra 20 sq.m's or so being the 2 bedrooms off it.

57 Sq.m is a compact size for a 2 bedroom but if furnished correct and use of space used well they will be very nice. I think the 1 bedrooms in Makadi are 39 Sq.m which is a similar size to my studio apartment in Bulgaria.

These pictures below will give you a shell idea layout of a type 3 and when I get any recent updates I will post them as well.
