Is it game over to invest in Memphis?

I owned a few houses in Memphis near poplar avenue and planning to refinance my existing houses to buy even more. Property prices are already appreciated to a fairly high level there.

Any comments about Memphis property market and if i should invest more?

Yeah. This is not so a good news to investors like us.

From $3.11 to $3.40 per $100 assessed value, we are talking about 8.5% increase.
