Who will pay rent arrears?

While the UK government has yet to adopt the Italian policy of suspending mortgage payments this is still a possibility. This then prompt the question, who will pay rent arrears in the UK to private landlords? If, as is certainly possible, the UK does also decide to suspend mortgage payments then, for many, rent arrears will to all intents and purposes balance out mortgage liabilities. However, for those without mortgage liabilities where do they stand?

I presume that mortgage customers would simply add any missed payments on to their total and pay them back in the longer term? The idea that the UK government can in any shape or form afford to cover all mortgage payments for a month or two is just wrong. The UK and many other countries around the world are still reeling from the 2008 financial crisis and not in a position spend, spend, spend.

Many people are missing the concept of mortgage and rental payment holidays. There is no escape from the long-term debt this will create and in the case of mortgages there will be interest added to outstanding capital as normal. The UK government cannot afford to fund this type of bailout although spread over numerous months/years the additional interest/payments should be minimal for those involved.

I see that a number of people have been asking how you can get back rent arrears from a tenant who just refuses to pay? You cant evict them for at least 3 months. It is unlikely even in a best case scenario that government asistance would cover your loses. Why are landlords not a little more protected?
