Always stay within your financial boundaries. The investment markets are full of investors who paid up for that "dream deal" only to fall short of cash forcing them into asset fire sales to keep them going.

Hi, Team BG here.
For us we always consider the exit first. So when we are doing our own deals or are mentoring our students, we always ask about the exit. If we know who's buying the development it makes the deal much safer.
