If it was easy and painless, everyone would be doing it :)
Sometimes you need a little luck but yes of course there are headaches involved. However, the big picture and the long game will always be that bricks and mortar is where you can make good money, and build a future nest egg.

There are many like Broken pipes, stuffed drains, broken garage door springs, pets and roommates are just a few of the challenges that arise. Even good tenants want your full attention when sewage is backing up into their home or the cable company accidentally cuts the telephone lines.

Welcome to the forum @menachem You sound like you're talking from experience there with maintenance issues! On average over a typical tenancy, how much time would you say you put into dealing with / managing maintenance issues? This would probably be a helpful guide to anyone considering being hands on or hands off with property investment :)

It depends how small or large the repairs. Minor repair like damage door knob or minor faucet leaks can only take less than a day. Monthly house visit is necessary to check the house since, some tenants will inform if house need repair. Some tenant doesn't care.
