I don't know what others say but my advice is first learn the locations of Turkey, where is suitable for investment. Don't lock yourself just for one place.
Agreed. Property prices in some areas are already bloated. You need to find an area which has potential but undervalued. Simply buy when it is cheap.

Which area then?

Hi, we were looking in the Bodrum area but we are now looking to buy in the fetheyi area, just our preference. We have been using an agent Landmark Properties these guys have been really helpful and specilise in turkey i know they have some nice developments in the bodrum area and i think they have some properties that would be in your budget

Good decision. Bodrum is too quiet in winter, and overcrowded in summer. Fethiye is a proper town like Kusadasi.

As you probably aware there are a lot of estate agents out there trying to get your money,
Inspection trips are a good idea but dont decide while you are there, use one for research thats all- to see what areas you like- then come home and do your homework to see if you believe everything they have told you.
Then go again on a holiday and see if you really like the area and look seriously at whats on offer (look round the different estate agents and speak to people who have bought there, are they happy with the company they used?
Then go back at the end of the summer season or winter time and negotiate yourself a bargain!!

jeeeees - 300 flat!!!! how long is this inspection trip for - a month???? otherwwise I doubt you will have any time to yourself! who needs to see 300 flats to make a decision!??

alinkumdan's advice is solid, however i would only recommend an inspection/viewing trip if you have alread more or less decided to by. Bear in mind these trips are designed to promote sales. Most companies only refund the costs of the trip if you buy, and while you are there they will do their best to keep your attention, which gives you less time on your own. Plus they are for only 4 or 5 days mostly. If you are not sure about buying, go on holiday first - you will be free to do your own thing, and you will be under no oblgation t anyone because they arranged the flights/transfers etc for you. After the holida, if you like it and want to come back to view properties, then book an inspection trip.

I know a lot of companies use the inspection trip for the hard sell (not all do though),but likewise it would be unfair to go over using an inspection trip to get a holiday (some people do!). An inspection trip s designed to show you properties and hopefully you will buy - if you are not in a position to look at properties or are not even decided if you want to buy, then it is fairer on you and the agent to go on holiday under your own steam.

We have had people view with us who were just on holiday. They ended up buying and we gave them free transfers back to the airport, and paid for their flights back two weeks later to finalise everything - we could not recompense for their holiday, but they did not loose out by paying themselves initially - most agents will offer something similar if they are fair minded.

As others have said be very wary of inspection trips. Many developers subsidize those trips in an effort to hard sell you when you arrive. With all the accomadations set up for you and you having no contacts thaey have you trapped. Some can even be very sleazy. Also what ever you do, do not just take the offering price. That last sentence goes for most the world not just Turkey.

I came across this website by accident as I was typing 'propertyturkeyforsale' into google.

We bought a villa in Bodrum with them at the end of 2007, and we were so happy with their service and honest advice, that we are now thinking of getting another property from them! Hence why i was typing 'propertyturkeyforsale'.

I thought that the minimum I could do was to quickly say a few nice words about them, because we were so impressed with their service and consultants both in London and Turkey. They were very objective and honest with us, because they deal with loads of developers, not just 5 or 6. They have hundreds of properties on their website, and even told us that was just a sample of what they could offer us. We ended up seeing properties on our inspection trip with them which we not featured on the website.

They showed us about 12 properties in Bodrum within the 4-5 days with them. We were not tempted to see anybody else as they were always so honest with us about what kind of property/area etc.. would be best suited to our needs.

we're so happy with our holiday villa in bodrum, which is why we're thinking of buying another property from them.

Personally i agree with Thomas. Speaking though experience i suggest internet research is the way forward. Try different search engines such as google, type in "property abroad" for example, you'll usually find the best companys in the first few slots in your search results. Once you've managed to pick out 3 or 4 websites in particular focus on these. Search the sites and compare property prices with quality, at least then you'll find a property which best suits you. Remember theres some helpful agents out there but also some to look out for!

Aftersale and rental services

As you're buying an investment, ask for aftersale services. Most importantly : rental services. There are so many agents out there trying to make a quick and easy profit from your hard earned money. How many of them are really trying to help you bid on a solid property investment? Ask if they offer rental services, how much income will your investment generate even if the property prices are stalled. Ask rental guarantee from the agent and see what they'll say.

It will be purely for investment, we are unlikely to use the property, we are looking for maximum capital gain at time of resale about 20 years from now on a maximum initial investment of 50k pounds. I am in favour of going with a company that specialises in Turkey rather than one that sells in a lot of markets. Does anyone have any recommendations? We are thinking of going on an inspection trip to Antalya with Propertyturkeyforsale, we live in Madrid and they offer a subsidised trip of 249 pounds. Anyone heard of them or worked with them? Should we hand over any money on the inspection trip or should we come back and think about it, if the latter then should we at least sort out power of attorney while there so we don't have to go back, should we use the lawyer they recommend or find out own? There are just so many weak links in the chain (agent, lawyer, developer) where we could loose money, how do we know who to trust? Is the off-plan price usually negotiable?

Sorry for so many questions hoping someone can help us...

I agree with many of the members that have already replied. Subsidized inspection trips are offered for a few reasons. 1. is to tie the buyers into being stuck with the builder/ agent throughout their stay. That's not good. You need to comparison shop. Having said that, in addition to agents and builders, compare lawyers. And you don't need to hire an English solicitor. There are many comparable and professional English speaking lawyers in Turkey. It's easier to use a Turkish lawyer. They are more familar with the procedures, speak both languages, and can handle unforeseen situations, should they arise, much better. 2nd reason for subsidized trips: is sometimes for those who aren't sure how to set out their travel plans (ie. where to stay, transfer,etc.),and simply a convenience. But the first reason is the most common tactic. There are so many cheap flights to Antalya, all you need afterwards is a nice, clean and affordable hotel and airport transfer. Thomas Cook or other travel agencies have great deals for complete packages. Subsidized trips sort of tie you in to stay with one company. That doesn't give you the freedom to explore the region on your own to get a feeling of the area, nor does it give you the chance to shop around much.

Trust is a strong word. Never trust anyone. Always secure yourself in every way. Giving a power of attorney does not bind you to the solicitor and good to have done in the beginning. But that's not to say you should do it as you can do this anytime you like. You can even do it from your own country.

When seeking property, and if it's your first time, again, shop around, compare well, DO YOUR HOMEWORK. If there is informtion that you aren't clear on, assistance in doing your homework never hurts - from agents, builders and other private property owners. Good place to internet compare real estate are property portals. There are so many agents and builders as well as private property owners to filter through.

Note: Do be aware that some agents sell the same development at either a higher or lower price. Some overseas and local Turkish agents mark up the prices as they can be sharing their commission with other local Turkish agents. Alternatively builders give a much higher commission to agents because of this reason. So really do do a comparison.

Also when you get the point of shortlisting properties, etc, make a pro and con sheet about the propeties you've seen, the agents you've met (or builders). This helps a lot. Because once you sign on the dotted line - that's it. Build it on your criteria, their services, prices, and location!! Do you really want to end up in the middle of no where just because it's cheap. Also cheap does not always mean a good deal. Use tactics that you would apply if you were to shop for property in your own country.

I would like to also add that you have taken a great step in being a part of a property forum :)

There are a few good websites that give information on buying property in Turkey (not just agent web sites). One good site is turkisheconomy(dot)org(dot)uk. This is a great site. The best I've seen on the internet. There is so much information here, not just for buying property but also for living in Turkey, taxes, etc. etc.

Buyers have good experiences with agents, but other buyers do not - from the same agents. You need to use your common sense, gut feeling, and gathered facts to make a secure and wise decision. Getting references is a good start, but as I mentioned before, there are many agents (local and overseas) with both positive and negative references - no one is perfect and this is a part of business life. Even large multi million dollar corporations have their major faults. So even if you hear about negative references, listen to the good ones too about the same agent. Everyone is out there wants to be "the one" to make "the sale". But I believe that the only ones who will really succeed are the "non-pushy", knowledgable, professional, sincere and helpful, and reliable companies. And don't be scared of fees, just cautious. Make sure that it's the right amount, and a fee that is truely payable for services rendered. Nothing is for free :) Again good luck!

When they offer you low priced inspection trips, they work on high commission up to 25% . If you like to area try to negotiate with the builder directly there or later.

Chances to make a wrong decision by doing an independant research are way more higher than doing it assisted with an agency. Please do not forget that, its always harder to find the real and true deals in a location you think you know, but concretely, how much can you learn about a specific location after only one or two visits. This is why I think its very important to be assisted by professionals, with good knowledge of the area. If Turkey is the only country you are interested in, I would strongly suggest you to find an agency only dealing with Turkey, and not one who deals with several countries at a time.

I would say that when choosing an agent, lawyer, developer etc... do your research. That is the most important thing. Read reviews wherever you can, ask to speak with previous customers, research the companies on the internet to see what other people think of them.

This will really help, the more information you have about the companies you are looking at working with, the more likely you are to make the right choices and know that the people you do work with, can be trusted.
