Stamp duty surcharge and married couple implications

Hi,
My and wife are looking to buy our first family home together. We're currently renting. I already have a rental property which is several hundred miles from where we live and is not suitable as a main home.

I know if we jointly purchased a property, then we'd be hit with a 3% additional stamp duty surcharge.

Is the additional 3% still applicable if my wife buys the new property by herself? I.e. the house is purchased with her funds and she's exclusively on the mortgage?

As long as your wife is the single owner and has no other properties then I think she should be ok? However, please take professional advice.
