Split land in plot and sell

I have 30 hectares of land in the Regiao dos Lagos, RJ and I'm considering selling off 5 hectares of them to an interested party. My land is registered under a Brazilian company which I have formed for the purpose. Can you kindly advise as to the process involved, applicable taxes, permits etc?

If it's rural land, 1st of all, the land must be dimembered in the CIR (Incra) to be sold.

Thanks Sven. What would that entail (process and cost wise)? Do you have the term in portuguese so i can look it up?
