Spanish property takes fourth place in european rating

MAR Consult Research Company analyzed elite real estate market in Europe and worked out a European countries rating according to accommodation cost in multistorey De luxe class dwelling houses situated at the seaside of prestigious resorts.
The information was gathered by means of Mystery Shopping method which involved questioning 5 real estate agencies or elite estate realtors on the average in each country. Only multistorey De luxe dwellings (five-storey buildings and higher) located at the seaside of prestigious regions were of interest to the researchers.

1. Monaco
SEA SIDE PLAZA
Multistorey edifice situated in prestigious region of Monaco (Fontvielle) was built in 1993.
Today is fully restored. Cost of apartments: from 50 000 to 130 000 euro/m2
Advantages:
- Underground parking
- Panoramic sea and park view
- Proximity to helicopter landing ground
Disadvantages:
- Necessity of opening an account in one of Monaco banks to get an estate purchase permission.
2. France
Boulevard de la Croisette, 104
9 - storey building situated in one of the most well-known streets in Cannes - Boulevard de la Croisette. Cost of apartments: From 34 500 to 40 500 euro/m2.
Advantages:
- Panoramic sea view from big terraces
- 24/7 security
- Underground parking
Disadvantages:
- Rather plain Architecture and indoor decorations
3. Denmark
Tuborg Boulevard 15.2.th
The complex of two 6 - storey buildings was built in 2008 in the most picturesque region of Copenhagen - Tuborg Harbour. Cost of apartments: From 9 500 to 14 000 euro/m2
Advantages:
- Due to good location of one of the residence buildings each flat overlooks the sea.
- Comfortable yachts' and cutters' mooring
Disadvantages:
- Slight remoteness from the beach
- No panoramic view due to the buildings built too close to each other
4. Spain
LAGUNA DE BANUS
Blocks of apartments and mini-villas make up a luxurious 5 - star complex situated in the most prestigious Spanish resort - Puerto Banus. Cost of apartments: From 7 000 to 13 500 euro/m2
Advantages:
- Sea and pool view from all the apartments
- Several outdoor and indoor pools situated in the complex area

Disadvantages:
- Absence of panoramic sea view from most apartments due to rather small dwelling height and large size of park territory
5. Russia

Built in 2008 this luxurious dwelling complex that is situated in an isolated area provides both apartments and 2- storey penthouses. Cost of apartments: From 6 000 to 15 500 euro/m2
Advantages:
- Sea view from all the flats
- Own fitness centre and bathing complex
- Own beach and pool with water slopes
- Ultramodern outdoor decoration: Belgian glass of different shades is used
- Infrastructure and winter resort in transport accessibility
Disadvantages:
- Even during crisis prices stayed practically the same due to pre-made expectations of the infrastructure development before the Olympic Games 2014 in Sochi.
6. Finland
Eiranranta, 5
The residence is situated in the southern part of Helsinki on the Gulf of Finland. Cost of apartments: From 8 000 to 12 000 euro/m2
Advantages:
- Original wavy design of panoramic windows
- Big underground and outdoor parking
- Proximity to one of the major beaches of the city
Disadvantages:
- A promenade is planned to be built near the residence
- Absence of own entertainment infrastructure
7. Great Britain
Valance Gardens, 1
The dwelling complex is situated in one of the streets in the most prestigious resort - Brighton.

Advantages:

- Panoramic seaside view

- Location in the centre of Sliema

For most life style buyers it is the homes in the 2000/2500 € m2 which is relevant and even below this figure
Puerto Banus was in it's early days a great place but now it is a ' tourist attraction' and and part of the must see for package holiday visitors
Lots of fancy apartments but it is perhaps here and similar locations that have been hit the worst by the crash......and there are many other locations in CDS which are much more attractive
For the Brits and most northern EU Spain is still the number one preference along with France and offers the best value for a holiday home or full/ part time living
Just now and for a short time there are some great deals

I agree that for cash buyers and hard negotiators there areopportunities in Spain - if buying for lifestyle, not for any other reason - but it's esrtimated that it will take 5 years for the market to absorb all the new builds in Spain.

Also, potential buyers should only consider resales in established areas; don't even think about new build on an unfinished development, no matter how 'cheap' it may seem. It won't seem cheap if the development remains unfinished and you are living on a derelict building site !.

Agree about the new builds on unfinished developments..ok if ready now and all the facilities are complete and you are correct........re sale in established locations are the safe bet as it is always everywhere in the world

Less than 5 years

I would rather say 3 years instead. Right now the amount of property developments decreased amazingly and thus offer will shrink faster than everybody expect. I have the feeling that there is a lot of people is waiting for one sign in order to buy, once the people will find that the market reached its lower point (and I think it´s already the case) the demand will growth faster than all predictions say.

Right now is a good moment to buy some new stuff.

May be 4th place in EU ratings but in UK it is No 1 or No 2 between Spain and France

But too many in UK Spain offers better value and to be blunt it is cheaper to buy and to live in Spain compared with France

So in the future more and more UK residents will buy in Spain

Just now if you have the resources it is worth looking at Bank repossesion sales-CAM Bank have discounted on average 30% and with units from 55K € to 1.5m € there is something for everyonelus they will lend 80% loan to value with a very low EU base rate this means great affordability

Spain for UK buyers will always be high on the list for value

Agree but also easy access which is very important for life style buyers from UK

And whilst the £ is still low against the € the exceptional good deals , like form CAM Bank [ discounts of circa 30% & 80% LTV mortgages for non residents] it still means that you can get good value

it is the 80% mortgages LTV to ' non residents' which is going to be a big attraction [ only on their own sales]
