It is absolutely immaculate and in a very nice area, quiet cul-de-sac close to the sea with the famous sea caves in walking distance.
All in all, as you say Mark, this is an exceptional property.

What is the situation with mortgages in Cyprus? Is the market fairly liquid?

It is very hard to get a mortgage these days unless you have at least 50% down payment and even then it isn't easy. The banks have got so many outstanding mortgages that they are playing it very safe these days. A big part of the problem was the misselling of Swiss mortgages which have resulted in mortgages doubling and even trebling so people have just stopped paying them.
Most sales we have made in the past 2 or 3 years have been cash sales.
It does make it much harder unless you sell off plan because then the developers will guarantee you for a mortgage. We don't like to sell new or off plan unless we have no choice. Much prefer to sell resales with title deeds, even though the commission is much less at least our clients don't end up with future problems.

I have read somewhere before about the Swiss mortgages which ballooned in light of the Euro crisis and I think there are a number of mortgage providers being dragged kicking and screaming through the courts by expats.

As they say - cash is king!
