Selling a tenanted property

I am selling a property and have a tenant in as it can be a long process, however I'm now wondering if that is putting people off and I'd be better selling with vacant possession?

What are your views, experiences?

I suppose that with a tenant already in the property this would appeal to an investor as opposed to an owner-occupier? Thereby in a flash you have reduced the number of potential buyers.

However, if the tenant was reliable and paid on time then this might be of more value to an investor.

Are you targetting a particular type/group of buyers?

Thanks for your reply. It's just on the general market with an agent (Yopa). However I can give the tenant notice, they are on a normal AST, not sitting or anything?

Has the agent advised you of any asking price differential between an empty property and one with a tenant (all be it, not a sitting tenant)?
