Over the years you will likely create a backbone for your property portfolio and any ongoing adjustments might be seen as "tinkering around the edges". However, monumental events such as Brexit may lead some investors to a greater level of repositioning/reorganisation.

In general all property investment should be seen as a long-term commitment but there will be short-term price movements either way that offer potential short term buy/sell opportunities. It is likely that over the years you will build up a backbone of property investments allowing you some "free funds" to maybe take more of a gamble on speculative properties?

Many people maintain a percentage of their investments in steady long-term property assets, leaving a smaller proportion for more speculative investments. The term “speculative investments” should not be seen as the green light to gambling with your property investment funds. Do your research, think outside the box and look for something a little different by all means, but do not bet the house on it!

We are finding that lots of Landlords all over the UK are down sizing their portfolios, and where possibly selling off smaller or problematic properties, to fund new and larger propositions and projects.

Does anyone know of any Landlords (big or small) in this position or considering it soon?
