Question about Service Charge

    I recently received an email from Nakheel and they said the service charge was going to be increased by 10% this year, I have only paid it once about 20 months ago if I can remember correctly. What was the service charge then?

    owners have to pay service charges to nakheel per annum. I just received mine which is AED 7600 increased 10% from last year.....

    service charge

    i have two studio in the international city ,one in italy cluster. other one in spain cluster. i get letter from nakheel about for service charge.

    What is last date of payment? I mean by which date are we supposed to pay without any fines? Anything mentioned on the invoice?

    Normally, standard invoices do mention that part

    Lazy Nakheel

    Nakheel did not bother to send me the invoice so I went on an invoice hunt. The result-----> They e-mailed me the invoice 35 days after the due date. so, I pay 2% for a month's delay and I have been "delaying" for over a month so I pay 4%....

    I think this is the experience with fellow members. Can we avoid the 2% penalty if it's not our fault and we are based abroad?

    I have 1 bedroom apt in england cluster. Till date I have not received any correspondance from Nakheel regarding the service charges for this year. To add I have not received the title deed registration infact its not been completed yet. Is this the reason that Nakheel is not sending us letters for the service charges?

    Who makes the "owners' association"? Does other clusters have one? Are we involved it its constitution?

    If anyone has made payments, can anyone suggest the easiest method to pay for someone settled abroad?

    Owners assoication

    Based on the new strata laws and the newest addendums to the law - Owners can form thier own Association - and I would advise you do this as quickly as possible and take control of your own maintance - and of course, you will see the common charges drop and find you have better service.. (Emaar has to be the worst!!!)

    You can contact a firm like ASTECO - they are specialists in strata management. Also - there are some articles in the RERA publication 'The Real Times' that has a feautred artilce on Strata management... You need to orgainze the owners and form a committee - then approach a firm like ASTECO - and they can assist you.

    There are two elements :

    1) Managing the Owners Assocation
    2) managing the property -

    Someone has to take the initiative to start organizing the owners - which is not easy as many of them are absent - but you have to start somewhere - and the sooner the better...

    PS - I don't work for ASTECO!! but I know they are quite knowledgable in this area.
