Query on Title Deed

Hello, Can anyone explain why;
1) The Daughters name is shown on
Title Deed back in 1990
2) The current Vendor is her Mother
(different name entirely)

There is no supporting docs of any kind. I am curious to know because an Issue has arisen

Surely unless the vendors name is on the deed she cannot sell the property? This should come to light at the point of sale if not before. Any lawyer should query it and not allow the sale to proceed?

Many apologies riddle now solved. The name on the Tiltle IS the Mothers name, the daughter has POA and acted as/for Vendor. Thank you
