Purpose built verses HMO

With modern, purpose built developments popping up everywhere (with contemporary stylings and mod cons that both appeal to students and offer investors a healthy yield) do you think older student HMO properties begin to die out?

I would guess this would depend predominately on the price of the accommodation on offer and whether indeed some students were willing to pay that little bit extra for the mod cons and shared facilities in purpose-built developments. My gut feeling is there will always be a market for both types of HMO properties.
