Has anybody else noticed that there is no checking of potential noise nuisance during the conveyancing process? The search process is pretty thorough in the UK, to say the least, but there is nothing done to check for noise. Local authority searches, water and drainage, and chancel checks are standard and an Environmental Search is an odds on favourite if there is a mortgage company involved. Yet, there are no questions about noise at all. The only question on the standard vendor declaration which might touch on this is about boundary disputes or disputes that have basically escalated to full conflict situations involving the authorities.

Is it more likely that a home buyer is going to suffer some personal discomfort or purchase dissatisfaction from a) being within 500m of a telephone mast, b) being in the catchment of a successful chancel repair claim (I think there have been just a couple in all recent legal history),c) being within 1km of an environmentally sensitive area, or d) being kept awake every night by noise from commerce, transport, nightclubs, neighbours, dogs, any number of other things that are not looked at/for by the solicitor?

For me the answer is definitely d)....

Any thoughts?
