Property management for Berlin holiday apartment

Hi All,

I am interested in buying a small apartment in Berlin as an investment, to rent out as a holiday apartment to tourists.
I was wondering if anybody has experience with this, what are the upsides and downsides, especially when living abroad?
Does anybody know good agencies who can take care of property handling eg. arriving guests, maintaining, cleaning the apartment, etc.

There are a couple of agencies that specialize in letting holiday apartments in Berlin. Try googling 'furnished apartmens berlin' or something like that (I am not allowed to post links here).

The 'renting out to tourists' game is getting very popular in Berlin and there are some nice, cheap places now - not all just cheap Ikea looking places. I manage to get about 80-90% occupancy in summer, less in winter (except Christmas). It means I can also use it as a holiday home when it's empty. Just choose a good management agent, which for one reason or another, I have yet been unable to do.

Hello Irene,

There are many companies in Berlin that specialise in this. Unfortunately, many are not all they
promise to be. You need to look closely at what they offer and
check their actual occupancy per month. If they are advertising
on airbnb you can see this on an up-to-date calendar on that page. If
they are good, you should have only positive experiences. To help
them out I would suggest only flats with lifts or if not no higher than
the 2nd floor in order to avoid disturbing the neighbours. Ask the
agent before you buy, if holiday flats are allowed in the bldg., sometimes
they have been prohibited. Some agents (ok, many) are incompetent
or are more interested in the sale than providing you with proper info. You
can have your lawyer check the Teilungserklärung or condo contract
to be sure.

Even if you have a servicing agency that does all the work it is probably still the best if you are visiting the place yourself every now and then. To be an attractive rent-out the apartment has to be somewhere with a good connection to the places of interest.
