The opportunity to take profits on your real estate investments is one which should be considered in great detail but profits are not necessarily the be all and end all of real estate investment. The ability to buy and sell assets and bank a significant return can take many months or even years to complete

Totally agree, if you can't fulfil your financial liabilities going forward this is a recipe for disaster.

How many of us have been promised short-term deals of a lifetime in the past only for them to drag on and very often not deliver what was promised?

Over stretching your finances will significantly weaken your position if you are looking to sell assets. The quicker you need to raise money the less chance of obtaining the “market rate” for your assets. If at all possible it is sensible to give yourself “financial headroom” to cover unforeseen circumstances. Those who trade on the margin all of the time will eventually be found out.

It is essential that YOU are always in control of your finances and not at the beck and call of the bank if you have cash flow issues. Investors will smell the blood of a desperate seller looking to raise cash as quickly as possible. Make sure you do not fall into that category!
