Phd on Real estate

Hi

I am thinking to enroll to Phd programme for real estate, can you advise me with a good topic for thesis, i would like to enrich my knowledge about real estate

N.B. I know the practical experience is better than any degree but I would like to obtain knowledge practically and theoretically

Personally the most obvious base subject to me would be what moves property markets. When you dig under the surface it is quite complex.

Focus on one area of the market so that you can build up knowledge and become an expert. Personally I would do a thesis on building a buy to let portfolio.
