Off-Market Sites (to Develop)

If anyone is willing to share, I'd be interested to hear what strategies people are using to source sites (for development) that aren't on the market - back gardens, knock-downs, etc. I've done a lot of 'map walking' and downloading of Land Registry docs - only to find that quite often the best sites already have an Option on them?

I have not tried this myself but what about buying business owner occupied buildings with land, leasing the buildings back to them but developing the land?

As/when the business leaves the premises you can then redevelop the buildings as well? I am sure there are many struggling business with land who would welcome the cash injection?
