Mortgage Rules Regarding Investor Finance

Hi all, I have an investor lined up for a property I'm purchasing in my buy-to-let company. In return, I will be giving him 8% interest p.a. I understand mortgage lenders don't accept loaned deposits; how do companies who offer this kind of set up with investors overcome this? - are they all using bridging? Is there any other way do to this as the property is not a flip. Thanks
