Management Company Liabilities

I live in a block of 6 properties where we manage the block ourselves through a management company of which I am a director. Recently one was sold and the new owner is asking for items to be repaired and I am not sure it is down to the management company, and so I am asking for advice.
1. A window that that will not open as the hinge is broken.
2. The property has a roof terrace and the slabs are wobbling about. The roof is above another property but there is no leak.
I know that the management company has to supply services but I am not sure on these problems.

When you say "manage" do you mean the company is the landlord? Surely this is the liability of the landlord?

Yes. We took over from the developer and all own a 1/6 share. I am just not sure where our (management Company) liabilities end.

The subject of repairs should be covered in the lease with tenants and it should detail whether the landlord or the tenant is liable or whether they share any repair costs.
