Bearing in mind current market conditions for the sale/purchase of flats, I am wondering how much I could offer below the asking place and still be realistic. Any thoughts

There is no hard and fast rule. See what price similar properties have been going for in the area and then compare and contrast against the one you are thinking of buying. Cheeky bids well below the asking price might be successful on occasion but are more likely to anger the seller and give little room for negotiation. Gut instinct usually works best.

Conveyancers are usually cheaper than solicitors, but the best value is usually not local.

On balance, is it better to use a local solicitor or a non-local conveyancer to attend to the legal process of buying a flat?
