Low funds but big investment dream

I want to invest in property as I'm getting older and would look like/ need an income when I retire, however, I don't have a large amount of funds - how do I go about this, would the best option be a loan?

You probably need some collateral or capital to put down in order to obtain a loan although there is nothing stopping you setting out on your property investment career. As with any investment you will need to take into account your current financial situation and your future requirements and living expenses. Only then will you be able to see whether it is feasible and while age should not limit your prospects it may impact your ability to obtain a loan.

The only piece of advice I would give you is don't be in a rush when starting your investment career with relatively low funding. Build up your experience, build up your investments but do not be tempted to take undue risks.

Have you considered investing at a relatively early stage in a new development? A successful development in which you have early stage exposure can allow you to offset some of your financial risk as the relative price of the development rises near completion. There are risks associated with this so you need to do your research.

Since these comments I have looked into newly built student and hotel room investments, would you suggest owning a fraction of it rather than all of it? But if so, would a fractional ownership generate enough income in retirement?

It really comes down to what you can afford, assuming that the development is safe and investment returns secure, without putting yourself under undue financial pressure. Remember, while this may seem a relatively small step into the world of property investment at least you are making a start.

Hi Veronica,

Many developments that offer fractional ownership will offer the same level of returns whether you purchased just one fraction, or an entire unit/room. So it really depends on your budget. Also, if you have enough cash to buy 2 fractions you might want to consider spreading any potential risk involved and investing in 2 different projects. @Michelle Barringer is a specialist in this type of investment so should be able to give more expertise here.

You could also look at Joint Venture deals.
