    Hello,

We are Andreia Mendes and Isabel Monte and we are Century 21 real estate consultants in Portugal. Our shop, Century 21 Tipy Family, is located in Seixal, on the Lisbon South Bay. Just about 20 minutes from Lisbon.

We have found this forum because we are currently promoting the new listing to a villa in Belverde. Belverde is in the municipality of Seixal with a great location. It is close to the beaches, golf courses and the city life of Lisbon. A place where you can breathe fresh air and take refuge from the hectic city life of Lisbon. Here you can enjoy the best of both worlds!

    Hi @Andreia Mendes

    Welcome to the forum :)

I would appreciate your views on the general property market in Portugal and what, if any, impact you see from Brexit.

    Hi @Longterminvestor

    Thank you so much! :)

According to the statistical data of SIR-Turismo Residencial, managed by Confidencial Imobiliárioom, it confirms that Brexit did not negatively affect the demand for tourist accommodation in Portugal by UK investors. Not only did the British account for almost half of the transactions of international origin (46%), but they achieved the highest average investment, investing around 2.1 million euros per transaction.
Overall the property market in Portugal is rising still in prices as well as in demand since the offer is still not enough, but it is starting to slow down its pace, however we do not forsee any decline in property values in the next few years.

Do you have a link to graphs showing long term movement in Portugal property prices? I would be interested to see how they have performed. I was under the, incorrect, impression that Portugal property prices were still struggling from repossessed stock (from the 2008 financial crisis) being drip fed into the market.

    Hello @realdeals
Yes sure, here´s the link of the Bank of Portugal report made in 2017:
    https://www.bportugal.pt/sites/default/files/anexos/papers/ree1713_p_0.pdf
It is all written in Portuguese, so if you need help with translating any particular frase or paragraph, let me know and I will help you.
I´ve translated this one paragraph for you:
"Between 2007 and 2013 housing prices declined at an annual average rate of 4% and since then have increased by an average of 4% a year. However, prices are still below their long-term average."
But this report was done in October 2017, and in 2018 real estate prices overall in Portugal have increased around 16%! The main cities of Porto was around 28% and Lisbon around 19%. The actual statistics for 2018 will be revealed sometime at the end of this month of March 2019.
