Is real estate crowd funding a viable option?

There is much talk of crowd funding for an array of businesses but some people are now looking down this route in relation to their real estate investments. Is crowd funding a viable option in the modern day real estate market?

I thinks its a very viable option. It gives relatively small time investors an opportunity to participate in large projects with most of the risks managed for them. However even to participate in these crowd funding sites you need to have a considerable capital.
