Is it time to look at the Bulgarian property market?

There is a growing consensus that Bulgarian property prices now look extremely attractive after recent falls. Overseas investment has begun to grow with many investors looking for solid rental income and opportunities for capital appreciation. Is it time to take another look at the Bulgarian property market or will European Union issues continue to suppress demand?

The Bulgarian property market is seen by many as an emerging market of the future and with the risk/reward ratio currently associated with the mainstream European property market perhaps people are holding off. However, there does seem to be good value for those looking for long-term investments.

Maybe it's time to start building up exposure to the Bulgarian property market by investing in several tranches? This will ensure you have a position if the market starts to move ahead or you can buy further assets lower down if the market has not yet bottomed out?

I would not feel comfortable investing in emerging markets at the moment especially when more developed property markets offer similar long-term potential. Once the European economy settles down we will see demand return for traditional property markets with emerging market demand likely to follow behind.

I invested in a small portfolio back in 2004 when property was seeing good annual increases. Since then the gains have eroded. One consideration with the cheaper rural houses is the transaction costs of buying and selling.
