Governments and regulations have a short to medium-term impact upon property markets but in the longer term it is the flow of money which dictates the direction.

The recent track record of so-called experts and governments, note Brexit and the US presidential election, are disappointing to say the least. At the end of the day the wave of investment funds in any one market will dictate the long-term direction.

Governments in the short term but investors (the wave of investment funds) in the medium to longer term. Investors/markets are extremely good at adapting to changing environments.

Governments and regulators can huff and puff as much as they want but it is the wave of property investment funds which will ultimately dictate market direction.
