Investment lemmings or isolated investors - which is more successful in the real estate market?

There is one saying in the investment arena "the trend is your friend" which almost everybody is aware of. In many ways those looking to follow the trend are investment lemmings while those looking to go against the market and perhaps spot an emerging market, before the masses, are seen as isolated investors. So which one is more successful?

If you're investing before the trend has turned, you are taking on excess risk which is balanced against potential excess reward. The fact is that isolated investors who do their homework, do their research and spot the next hotspot can have their positions in place before the investment lemmings follow suit. How would you describe yourself? An investment lemming or an isolated/research driven investor?
