Furniture pack look different

Hi We have bought a T2 appartment does anyone have any idea what the furniture pack looks like I have heard it will be completely different from the two show houses and also we will not have any choice to mix and match as we were lead to believe from sales staff cant seem to get any information from managment in Monte Santo
HI

I know your post was a few months ago, however it seems like your thoughts are correct in that the show houses we saw and understood would be used to furnish the rest of the properties if you opted for the furniture pack does not resemble the photos I have recenly been sent by the management team on site at Monte Santo.
Its gone from a cool brown and cream look with wooden furniture to oranges and red with "aged" white furniture. Have you been able to ascertain anything else.

I have asked Monte Santo prior to the photo's arriving at the weekend that the properties would be the same as the show houses and to a 5 star standard. A couple of days on it looks like its not the case. I have asked for clarity.
I also notice from other threads that there maybe a choice of 2 furniture option packs. Do you know anything about this as I have not been told of 2 options

I have just been offered opportunity to invest in a T1 (around 240,000 Euros)new off plan development in Carvoeiro on the Algarve. I am new to Portugal. Does anyone out there know anything about this particular development or the area?

Any advice about this and the Algarve in general would be appreciated.

Children's playground

Hi all. My wife and I visited the development at the end of Jun. We were amazed (and I have to admit, quite horrified) to discover that a multicoloured children's playground had been constructed in the central area, forward from the main swimming pool in front of the clubhouse.

I do not know if the majority of purchasers were told of these plans when they were buying, but back in Mar '07 when we bought, we were told nothing of the change in plans which meant that the small lake in front of the front line of apartments was to be replaced by a hillock of lawn instead.

We made that unhappy discovery during a visit in March this year. Having come to terms with that rather large disappointment, we were assured that there would be plenty of palms and vegetation to decorate the area. We had chosen to purchase at Monte Santo for the quality of finish we had perceived in the show house but equally for the ambience we had imagined from the brochures and advertising produced by Imocom and the three lettered company.

This imagined view was well and truly shattered by our last visit and frankly the view and ambience from the front apartments and the townhouses overlooking the central area is more akin to what (I can only imagine) an old fashioned Butlins might have been like. If the playground location was not bad enough, they have installed a hard-standing backed by a three metre high, white painted wall between, and just behind the line of, the tennis courts and the playground, to provide parking for several cars or possibly service vehicles. The whole lot combined is quite simply an eyesore, in our opinion!

We asked our solicitor to ask Imocom if they intended to, or would, supply screening in the form of the promised palms and planting, to at least break up this view and, at the very least, partially screen it but have so far met with another stone wall!

Something that is being suggested to us is that we are pretty much the only people complaining about this. So are we?

Did you know about the plan for this area before you purchased? Now that it is there are you happy about it and think it is a good idea?

I can understand that if you have young children and have an apartment further back or indeed facing the playground, you might think it very convenient but do you really think that having all that clobber in the centre of the development adds a touch of class and will increase the chances of attracting the upper end of the tourist market that the resort is supposedly aimed at?

Are we overreacting? Please let me know what you think.

Oh dear !. So much for the millionaire lifestyle being trumpeted on earlier posts. Just shows the worthlessness of artists impressions, glossy brochures and agents hype from the company who cannot be named.

If you had bothered to read my earlier posts you would have seen my cautions regarding agents blandishments re this development. There are non so blind etc.
Maybe now you will get together and put some pressure on the developers to get what you were promised (hopefully, in writing). So far it seems that buyers are not getting the rental deal they were promised, nor the interior finish/furnishings, nor exterior landscaping.

Les B posted that he was visiting recently and would report. What news, Les ?.

Lysos, you are the one that has not "bothered". I read all your posts and replied to you personally on at least one if I remember correctly.

If you wish to taunt, you are not welcome anywhere.

If YOU reread the posts, you will see I did not disagree with what you said earlier when I was talking about my own specific situation, which differs from the majority here. For one thing, I am not taking Imocom's furniture pack (an option only available to a few who got in early enough and by NOT availing of any lease back deal).

I happen to agree with you 100% with regard to agents promises and went into this with my eyes wide open. It is pretty hard to foresee events like the ones I have specifically described. Apart from those major ones and a few other more minor niggles the resort does seem to be panning out largely as expected (if like me you weren't banking on any return in the near future!)

What I am trying to tell you is that most people reading this thread have already committed to Monte Santo and really do not need to read unhelpful taunts from you or anyone else.

is a lot more welcome that your preceding effort.

Point taken, my apologies. You may have gone into this with your eyes open, but it seems many haven't.The main problem with developments of this nature (wherever they may be in the world) is that the developer can promise the earth in terms of facilities to get sales, but is not beholden to provide them because usually the purchase's contract only pertains to the individual property. Unless you manage to get caveats added to your contract (difficult) your only recourse is group pressure, and in this case the sooner the better. Depending on individual contracts and stage payments the threat of withholding/legal action might be sufficient pressure. Good luck.

Ideally I need to get together with more of the people overlooking this part of the resort, but I'm not sure if any of them are looking at this thread.
However we'll keep plugging at it as much as possible.

Hi Jumbo

We have been quite alarmed to read you recent entry following your visit in July. The playgtound sounds horrific. Regarding the lake we were told in early July that this had been excavated and was being filled with water. Are you saying there is no longer a lake? Also we have trief to view your photos on flickr. What do we search under as can´t find them underr boeman55?

The lake you are talking about is probably different to the one I am referring to. There is an elongated one above the pool which was largely in place and should look good when finished. The one I am referring to was in the original plan and in all the publicity material available until quite recently. It was to be between the tennis courts and the front line of apartments.

The playground situation is pretty horrific alright when compared with what was in the plan as sold to us, but it would seem, only to those unfortunate enough to have bought said front line apartments or the townhouses overlooking it. Most others don’t seem to mind as they will not have to look at it (except when at the main pool). That is judging from the small amount of feedback received so far anyway.

What is really irritating is that if it was all screened off with a dozen or so palm trees, then it would not be such an issue. But so far, Imocom do not want to know. Quite extraordinary.

I hope you don't mind me pushing in on your forum but I have been searching for information on this resort and have found it difficult. We are thinking of staying here in two weeks for a week - a two bed apartment for five of us at a rate of 240 per night.
It the development finished? Is it suitable for young children? (ages 2,3,4). We are a bit concerned about the location - is it near to restaurants?
Any advice would be greatly appreciated.

Hi Lea. I think that Monte Santo will be an excellent resort for families and especially with small children. I have to say (as an owner) however with hand on heart that I wouldn't feel 100% confident about advising that you go in a couple of weeks time. The resort is just opening at that time and they will probably still be applying the finishing touches to it. Hopefully I am wrong and everything will be completed and ready. Carvoeiro itself is a lovely village with loads of restaurants from cheap and cheerful right up to superb ( and still reasonably priced). It is about a 15-20 minute walk down into the village but there are also several restaurants in Monte Carvoeiro which is only a 5-10 minute walk from the resort. (there should also be a courtesy shuttle bus going up and down to the village at regular intervals). There are a number of beautiful small beaches within 5-10 minutes drive in addition to the beach right at the square in Carvoeiro.

Hope this helps and if you do decide to go you could report back to the forum.

Thanks for your prompt reply. I am 80 per cent that we may take the risk and go as it all looks so fab!!!!! I have been in touch with the resort today and apparently they are opening this week. I have sent them a mail with a list of questions about completion etc so I will let you know the response. We just want a nice relaxed week with a nice kiddie pool and nice accommodation so I am hoping it will be ok.
Will get back to you on whether or not we are going and if so how we get on.

For info, yesterday we asked someone we know in Carvoeiro to go and check on our apartment, if she could.

She reported back today that she: "spoke to Christina (client manager Monte Santo resort) and she confirmed that the resort will be opening on Friday 1st August and I will be able to go and check your apartment out then anytime."

Just found this forum - I live opposite Monte Santo, and there has certainly been a lot of activity over the last few days, but no sign it is actually open yet

Does anyone know if the habitation licence has been issued yet?

Hi Judyg, it would appear that it must have been issued, for at least part of the development anyway, if that is possible.

My contact visited there yesterday (1st) and was told that it had "opened." However she said that it was only the townhouses that were ready. The clubhouse area and the apartment blocks were still hives of activity with people cleaning everywhere and equipment still being installed in the gym etc. She was told that our apartment would not be "ready" (fully cleaned?) until Tues.

She was impressed by what she saw and commented on how pleasant and nice all the staff that she spoke to, were.

One of the forum members has been in touch recently with Azy and got four more recent photos from him and was kind enough to pass them on. I have added them to the album for those that have the photobucket link.
