Interest in Cambodia Property Market

Have recently seen a surge of interest in Cambodia Properties.

So wondering if anyone can give me some advice on investing in Cambodia Properties?

My friend recommended the Bridge Cambodia which offers a guaranteed rental return of 18 % over 3 years. It sounds enticing but before I make any decision, will like to know more about the general sentiment of the Cambodia property market.
