If there was one piece of advice I would give a potential investor in the worldwide property market it would be to do your own research. By all means read the negative press comment, take in the negative headlines but dig deeper because very often things are not as bad as some would have you believe. Ironically when certain areas of the media look to talk down property markets this can create exceptionally lucrative long-term buying opportunities.

There is no doubt it is possible to follow property market trends and make good money, effectively following like sheep, but the most lucrative long-term investors tend to do their own research and often go against the "general consensus" at the time. However, spotting a market before it turns and becomes popular is an art form in itself.

You will always make the best returns by doing your own research because very often by the time a trend has emerged you have missed much of the upturn. If you are able to get into certain property sectors before they become "trendy" this is where you make the real money. Stick to value property investment and eventually the cream will always come to the top.

Once the mass media begins to focus on a particular property trend this trend is likely already in full flow. How much of the potential upward movement have you already missed?

It is a little riskier doing your own research and acting upon this research but if you can increase your exposure in a particular market before a definitive uptrend emerges you can make a significant return. It will all hinge upon the quality of your research.

If you don’t trust yourself and your own research when it comes to property investment you may as well invest in index tracking property trusts. That way you would at least follow the general trend in the marketplace.
