HMO rent - with or without energy?

Hi Folks,

I own an HMO where the rent currently includes all the bills, so there is no incentive for the tenants to save energy!
I'm thinking of changing the tenancy agreement so that in future their rent will include everything except gas & electric, which would be equally divided between them (there is a smart meter and I receive monthly bills, so it's extra work but do-able).

Does anyone run an HMO where the energy bills are shared by the tenants? How well does it work?

My contract is a Scottish government PRT agreement, with additional items requested by the local Council. There are only 18 reasons that I can get rid of a tenant, but there is no mention of whether or not I can change the agreement - I would give them three months notice, as is required for a rent increase. I'll either do it now, or when I am allowed to next increase the rent.

Has anyone ever changed their tenancy agreement with existing tenants? What are the pitfalls? Am I legally allowed to do so?
