Ground rent issue - advise needed

I am a first time cash buyer and the flat i want to buy has a ground rent ussue. There is concern regarding ground rent provisions within the lease where the ground rent exceeds £250.00, which means the lease will fall within the definition of an assured shorthold tenancy under the Housing Act 1988.
Thus when i try to resell it will be difficult and any buyer will struggle to get a mortgage.
I really love the property but worried its not a sensible financial investment. Please help
