Good Agency for selling my apartment

Hi All,

I'm trying to sell my 3 apartments in St Vlas, I've done the usual and contact as many agents as possible, possibly have around 15 agents trying to sell but i know how bad the market is.
I have also found two agents who say they just deal in selling only so offer a better service, of course, they want 200-300 per apartment to start advertising. Both agents seem OK.... but in the current market was wondering whether it was worth paying an up front fee. I was interested to know if anyone was using or had used these two agents I'm talkiing about and what their impression of sales was, are their sales figures any better than the "free" upfront agents?

I am in the same situation as you?! We are looking to sell one apartment.... have you registered with either of them yet?

There is one more with a reputation to be one of the biggest called bulgarianproperties [dot] com. They take some up front fee too (and not a low one, as far as I know it is approx. 900EUR),but you can contact them and see what they say. The other thing is that as you said the market is really not good right now.

I agree, never pay an agent upfront as where is the incentive for them to actually sell your property!? There is none.

I've just sold my apartment. Took a big loss but at least I can move on with my life, and not having the running costs is also really helpful. Still got another two to sell but my agent is pretty confident and seems to be on the ball.

Selling Agents for Bulgarian Property

I have been told that the main purchasers today are the Russians.

There are so many agents dealing in these matters its very difficult to know which one to go with. Its nice that you have had success in the current market so congratulations Would it be possible to advise please Brad who carried out your re-sale. Thanks in advance for any help or advice you can give me.

Thank you. I've just sold the second apartment too to a Polish lady, so I now have just one more to sell but that one is ground floor so it might be a little more difficult to sell as my agent told me that the Russians do not really like ground floor. But now is the summer season so I remain hopeful.

I am using Clements Properties Overseas who I am pleased with so far, although they are sometimes a little harsh with their valuations but they know the market well. If you contact them say that Bradley and Cara O'Grady recommended them they might be able to help you.

My advice is never use an agent who demands up front fees. They sit and get rich for doing nothing and even if they dont sell your apartment they have made money out of you. No sale, no fee agents will work hard to sell because unless they sell a property they make no money at all. Its a no brainer really.

What complex is your apartment in Seamus? And how long ago was it that you gave him the apartment to sell?

yassen sunny beach very good location on second line he told me he get 75k no problem i said 60k would do but they tell you anything to get money up front fool me

Even for 60K in Sunny Beach I would be expecting massive penthouse with huge balconies????? Average price per sqm, is around 400 to 450 E for a good complex (anything like Sunny Day 4, 5 or 6 and knock 100 E off that). So is your apartment over 133sqm? Say 2 bed, fully furnished? Even at an expensive 600 E per sqm it would need to be 100sqm! Most 2 beds are around 70sqm so say 45,000 Euros for a really good, furnished 2 bed tops!

To sell in Sunny Beach these days you need to be realistic on price. Nothing to do with what you paid for it. Unless you want to take that figure and half it!

thanks you probably right but it was agent set the price he told me he sold one same size mine 2 bed 80 sq m for 75k a few weeks earlier i have it let since 400e aweek for last 7 weeks

Well depends how quickly you want to sell. If not in any hurry then leave it at the price you have and if you are lucky some Russian may come along and buy it. But keep in mind that summer season will draw to a close here in around 4 weeks and after that sales will be much more difficult and you may have to wait until the following summer for any real interest.

But at least you have some decent rent from it.

Hey, im pretty new here, but have had some experience buying and selling property in bulgaria. i found a company that were fantastic to work with, i too had trouble in the beginging trying to find the right estates agents to go with.

someone i knew recomended <snip>to me, i emailed them and they were fantastic, a guy named paul contacted me and from then on it was plain sailing. it was a brilliant service and achieved then end result that i wanted i have since brought from them again and they were still very good

he was english as well, which i found others were not that also put my mind at rest a little.

give them a go if you haven't sold up yet, they made it so stress free for me

The company I found with this name are Elhovo based and not specialised in selling apartments in Sunny Beach.

If you are prepared to lower the price somewhat then try svetivlasapartments.com or Blue Eden -> I have viewed with both and was impressed with the service and the prices of apartments on offer.

I have finally sold my last apartment. It is nice to be able to start afresh. I lost allot of money but that is life - you win some, you lose some. Looks like the resale market is picking up but everybody wants a bargain as there are allot of properties being sold. I finally got to meet my agent in person as I had to remove some personal things from the apartment before selling. Good luck to all those trying to sell.
