Finally completed on Friday...... now the fun work begins. Nice to meet a couple of new owners as well and thanks for the assistance.

Hi Folks,

We have now been in for 3 weeks. There have been lots of ups and downs but to be honest we have enjoyed all of it.

Very pleased with the apartment and the site in general. Great to see the pool working now as well. looks just like the drawing, and it appears bigger with the water in it.

We are still waiting on street lighting and communal area lighting but that will hopefully happen in the next couple of days. It not been a great problem, and we have taken a small torch with us on nights out

We have bought alot of 'stuff' over here and thought that we would pass on our thoughts on a few shops etc.

The ones we have found best have been:

Electrical Goods - Radio Popular in Guia Nr Albufeira on N125. follow signs for algarve shopping

Hardware - Leroy Merlin also in Guia. same Retail park as radio Popular only other side of N125 (its a bit like B&Q)

Bedding - a trip in VRS de Antonio (villarael) was really good as was the Linen warehouse, again on the N125 but on the Almancil roundabout

Daily Shopping - eithet Fuseta village where you can get most everything. (great butchers in the village) or Tavira shopping Centre where you can get the Continente store ( a bit like Asda (worth taking out a loyalty card, no cost and some good savings for card holders),and loads of other shops for kitchen and household things. It also has a cinema and fast food type outlets

Village restaurants - not had a bad meal but particularly liked La Plage (Nr Front) and Fuseta Tapas (village square)

Golf - favourite courses this time have been Quinta da Cima and Laranjal.

We bought - blinds from M2M - call Denny on 00351932894709, bug screens from - Joao on 00351917771207, satellite/TV installation from Manuel on 00351281321241.

Local Trains to Olhao/Faro one way and Tavira/Conceicao/VRS Da Antonio the other. Very cheap and very reliable

Hope some of this info helpful. no doubt everyone has found useful and even better sources of things. Hopefully we can continue to use the forum to share experiences etc as we will not all be on site at the same time.

It has been great to meet up with other site neighbours, and also to put faces to some forum members. Everyone has been really helpful and we couldn't have got by without everyones help and advice, so thanks to everyone. Some neighbours have lots of experience of the Algarve and have helped everyone so much - thank you

Oh, and dont leave your key on the inside of your door and then close it from the outside because the key will not work if there is a key on the other side. You will probably need a locksmith to help. (bad experience and potentially very costly)

Unfortunately we missed you when we left on Thursday but thanks for the help email address put under your door. See you in October.

An other good resturant in the square at Fuzeta is Capri almost next to the Tapas bar. We found booking was the best as tables were at a premium at about 8 to 9 at night, great chicken very reasonable price and fish a bit more expensive.

The market is very good best strawberries ever and fillet steak at a very reasonable price.

Hi All

As there hasn't been any posts recently I take it the moves have gone smoothly.

Are all issues now resolved - communal areas lit up, swimming pool with water? I really can't see cafe taking off by itself so I think we should push for a communal facility - say a gym/exercise room with drinks facilities that are self service - though we'll need communal cleaners?

Is anyone getting a mortgage with Banif or BBVA. It seems BBVA have just pulled their 80% offer and ramped up their rates to match everyone else. Does anyone have issues with this? According to my broker there are a few who have been held up by BBVA - it will help if we approach issues collectively rather than individually? Please call me on 07834686561 if you want to discuss privately.

My alternative is Banif - who have down valued the development by 6% - has anyone used this to get a reduction on their purchase?

If everyone is sorted will try and meet up in September as unlikely to complete before end of this month.

Is Teresa good on the legals? Are there any pitfalls to be aware of?

Help needed!

Hi All

Completion still seems a million miles off though it now seems that Teresa is expecting closing costs to be sent to an account in her name with Millenium - is this the experience of others, ie, closing costs sent to a lawyer's name instead of a partnership account?

I had booked a week in Portugal starting 25th of October expecting to prepare my purchase but alas the legal process is a lot slower than I expected. Can anyone recommend anywhere local or better still does anyone have a vacant let for that week as it would be great to stay at the development?

Is anyone else around that week as it would be good to meet other owners?

I really look forward to hearing from someone but most of all meeting you all.

Hi there

haven't been on the forum for a while but just saw your post. We were out last week, weather was beautiful. Beach is closed for repairs after the storms last winter but we drove to St Lucia and took the train out to Barril beach which was interesting. Most of the restaurants are still open in fuseta

Are you completing on an apartment or a town house? Not sure how to contact via email but if you are interested and can work it out perhaps you can get in touch!

We aren't renting our property out but I know that "Symon" rents his apartment so you may be able to try him, unfortunately I don't have his email address.

There are a few issues with the development which we are trying to sort out with the developer/municipality. The communal areas ie. gardens etc aren't being maintained and grass hasn't been cut since July! Pool water is being maintained but not the surrounding areas. Cafe is unfinished and rumour has it that the developer is to offer it to residents as a communal sale. All hearsay at the moment.

Everything else is of course wonderful, we probably won't be out until the new year now but hope to meet up with you then. Good luck and hope all progresses smoothly for you now.

Swimming Pool Area

Hi all,

I have sent the following email to several owners in Fuseta Ria Resort.

However, there seems to be some issues regarding the garden. I just mentioned that because it seems that the City Council is not doing the job.

Today I spoke with Mars Hospitality and they give me a lower quote 200€, but they dont cut the grass. In fact the only thing that the City Council does is cutting the grass, so probably this service will not be required for now.

The reason of the email below is to get some feedback in order to know what is the best option to take regarding the pool area. I think its better to post in the forum so everyone can share their thougths.

"Dear all,

As you may all know the City Council of Olhão is responsible to maintain the garden in proper conditions. However, they don't do the work properly as the garden near the apartments and the the garden near the fence is not so good. They just cut the grass in front of the pool and thats it.

So I ask the new company that will take care of the pool and the cleaning of pool area (starting august) a quote to take care of all the development's garden as well. They're price is 350€ per month (7€ per owner).

Since this option have the above mentioned cost (350€) It only make sense if most of the owners agree.

So I would like to know if all the owners agree with this option.

Regarding the pool area:
Our first idea was to sell the Plot 26 to all the owners in order to prevent that Cabana de Palha sell to someone who wants to run a restaurant/bar open to the public. However, the feedback was not so good and some of you actually didn't say nothing. Nowadays, I think this has not been the best option to take (probably for different reasons of some of you).

However, Antonio Conceicao, one of Cabana de Palha share holders (my father) will keep with the plot 26.
His purposes is to maintain the pool and pool area in good conditions to be use for all the owners.
He will furniture the area and he is thinking in running some kind of a bar/cafe/shop, (with drinks, food, etc., let's call it a Club House :) , only to be use by the owners and guests. Probably only in high season (summer) we will have the Club House open.

This is just a beginning and if it works we can find a way to have the Club House open all year.

Please tell us what kind of services do you like to see in the Club House. Do you think that lunches and dinners make sense with pre reservations only for owners and guests?

Also, breakfast or snacks in the afternoon? A la carte or buffet type?

A little shop with "gourmet" products?

All the suggestions that you may have to contribute to this Idea, please share with us.

Now the hard part :)
As you all know, we never ask for the annual fee of 500€, since we felt that the pool and the surrounding area was not in useful conditions. However, we think now is the time to start charging of that fee. So I ask to all the owners to make that payment by transfer or deposit to the bank account with the following details:

I'm in the development until the end of august if someone wants to meet and discuss the above mentioned idea for the plot 26.

pool &garden issues/ payments

hi i have responded directly to Ricardo but have been asked to use the forum
i want to pay the costs associated with the pool area monthly as finding the amount in one go is too much. we will also have no control over the level of service if we all pay up front. the same goes for the grounds - we are going to be paying twice for this as this maintenance is included in the costs we pay already.

pleased though that we now have a contractor who will look after the pool and the surrounding areas- we would like to see a shower on both levels to allow people to use them before entering either pool- would stop oils and creams from lying on top of the water.
we would also like tables and chairs, as well as the loungers and access to the toilets in the unit under the pool ( this may be o.k. when the cafe bar is open but not when it is closed)
we do not rent our place out but a cafe may benefit those who do in terms of your rentals but not viable year long
like the idea of a swipe card to prevent non owners / their rentalsfrom using the pool- hopefully will be in our letter box for my daughts vist in a couple if weeks time.

Regarding key on the inside, this story would be funny if it wouldn't be true. The worst in this story is that you have to find a good locksmith, it seems to be an easy task for any specialist but it can get worse, trust me. By the way, don't try to push the key in the lock, it can get stuck and also don't try to break your door using your foot or shoulder, you will get yourself injured and the door can deviate, so it will stuk even worse
