Flats by mouth of river Newhaven (UK)

Hello,

I am viewing flats for sale at a marina in the UK for my own residence

The flats are close to the mouth of a river.

I am wondering if it is advisable to buy a flat close to a river because of the possibility of flooding.

I suppose that it is only the ground foor flats that would be vulnerable

Any thoughts
