Can tell you the prices in Elite 6 : studio is min. 1258-1600 AED/sqft.
and thast launch prices.

So yes, its a good buy

Location can make a difference to price. Elite 6 is right on the inner circle by the lake facing down the canel. Not sure where Elite 3 is? However Elite 6 at min. 1200AED/ft2 compared to 900AED/ft2 still sems a good buy. I hope you went for it.
I personnally opted for Elite 6 at 1200AED/ft2. We will wait and see if i proves to be a great investment.
