:) Hi all,

Just recently bought a property off plan in North east brazil- in the Natal Area!

Was wondering if anyone could recommend or give me any details on a good reputable law firm or solicitors to use out there at all??

Any info would be appreciated!! Thankyou!

I have made a number of enquiries and found Manzanares to be the most responsive.I am in the process of utilising their services in respect of another purchase and they are very thorough.

Her English is excellent.She will not know me by the name of Wolfgang though it does demonstrate i have no vested interest in making this referral.
They were not the cheapest quote ,though by no means the most expensive either.
It is a false economy to skimp on legal fees ,especially within the context of real estate acquisition in Brazil as anyone who has conducted even a modicom of due dilligence will be only too aware!

Legalex Group

Hello all, I have just bought and was "recommended" the services of Legalex Group (her name is Carmela Calday) at a cost of 1.5%. they also said that if I let them do my Moroccan property fees then they will do them for 1% (0.5 discount). The company who recommended her are the ones who I reserved through who are Invest In Brazil. Not sure if they have any links.

Did you say youve employed a lawyer who was recommended by the etate agents you bought your brazil property through?

If so BE CAREFUL as you should always seek out INDEPENDANT LEGAL ADVICE and not go with those recommended by agents!

The reason for this is that it can lead to lots of complications as they are normally working on the developers or agents side aswell ( also back handers often take place) between law firms and agents for recommendations!

If the lawyer works for both of you then the lawyers are not primarily working for or looking out for you on your behalf!

Vital Property Searches can often be missed on purpose and tend not to tell you the draw backs or bad points within the contracts ,they can tell you untruths and mislead you legally aswell!

Sorry to make it sound dreadful I didnt mean to scare you off at all but unfortunately its true!
Just Dont want to see you get burned!!

Good point & thanks for the warning! I have read something about being wary of this, and so appreciate your comments ;) Initially I was going to find out further information on the company before I considered using them, but may just stay away as you can never be sured how they are linked.

Just be careful!

Have you instructed the lawyers then to represent you already?
Have you paid them any fees yet ?

If not them I would look around a bit 1st- then decide!
Theres no rush , take your time and dont feel pressurised by anyone!

Dont believe everything they tell you just because they seem nice!
Unfortunately people ARE ALWAYS NICE WHEN THEY WANT YOUR MONEY!!

Dont be afraid Ask lots of questions and always get everything confirmed in writing as word of mouth means nothing nowadays!

Keep and record everything that you do and what they send you and KEEP COPIES OF EVERYTHING for your OWN RECORDS!

I have just sent off my reservation deposit today so solicitors are a further bit down the line!

Hi folks. Just found this forum. I have also invested in Jade3 via IPW and looking forward to completion. Did thought about Banana development. Cheap though it was, the whole package was just wasn't as appealing as Gran Natal. I too am bit confused about the method of payment and it seemed that no one could give me a proper answer at IPW, however the impression i got was that as the payments are being made to a Spanish Bank a/c, the dealing currency will be Euros. Please help if anyone has now got a proper answer. Thanks

Hi everyone, this is a really good property forum. I am a Brazilian lawyer and currently based in the south of Brazil. If I can help anyone please let me know. My legal opinion about the payment is that:
a) Funds are sent directly from your own bank to the seller’s bank account in Brazil, via the Central Bank of Brazil. The bank records your funds entering into the country and in order to release the funds, the seller must present the contract to the bank. It is strongly recommended to use only this official route, or you may have problems transferring funds out of Brazil when you sell your property in the future. There are generally no limitations to returning funds overseas provided they were originally registered with the Central Bank at the time of purchase.
b)It is imperative when dealing in Brazil that your money is transferred the correct way. Under no circumstances should you be paying for a property in another country. ie sending your money to another country for your purchase, it must go to Brazil directly from your own account.

Hi everyone, please use an idependent lawyer - not the estate agent or developer's choice. I suggest an UK law firm specialised in overseas property conveyancing because they can explain the system, choices and any problem in your language. Also, UK-based lawyers will be insured against negligence so, if they make a mistake, you will get compensation. In many other countries there are no requirements for lawyers to carry insurance against the risk and Brazil is one of them.

hello this payment issue seems to be touchy
i have bought in banana residential club in cumbuco fortaleza and the payment is meant to be in euros in europe
if this or is this not legal to proceed with such a payment in euros in europe?
i have already sent my reservation fee from my french account to their spanish bank account
please help!thanks
