One of our clients has a 2 bedroom bought direct at launch. They are asking for 3% only.

one more question, why the price per sqf varies, for some flats over AED2,200 some are only c1,900?
The frontside flats are more expensive than those at the back? which side is better for investment?

for short term, the ones at the back. for long term, go for the front facing souq view ones.
