Which block are you in???

Im in block 18.
I'm in block 5 overlooking the golf course. Was over there in September and the more I go the more impressed I am. Excellent build quality and amenities and it's nice to get away from the madness of the city!

Hi Barry,

1) I paid MAD 1.6 mill for my two bed (at a rate of just over 17 MAD - fixed the rate via an exchange company);

2) I only paid TVA of 15%;

3) All legal and completetion costs were covered by the developer

So in summary, including furniture I paid about 101k (sterling) for my two bed

AG is located in a better location than Samantha. The apartments are also bigger and the density of build also differs.

Take a look at Samantha while your in Marrakech.

Also, why do you think they have decided to convert the villas into apartments??

They have priced themselves out of the market and have been unable to shift the product. I'm not saying that AG have sold all the development.

But I've been very impressed with what I've seen at AG. I now have a beautifull holiday home that I will be visiting with my family atleast four times per year. Just got back from a trip and loved it. The grounds the swimming pool were clean.

We now have a residence union and chairman who is very influential at Addoha and is getting things done. The golf course has been landscaped and grass seeded.

1st Phase Villas and Riyads are near completion.

It will take time (like everyting in Morocco),but AG is far far better than anything I have seen so far in Marrakech (and I've seen a few) in my numerous visits to Marrakech.

If it has only cost you 100K I think you will be Ok with your investment and good luck to you. I might well continue myself if I could get away with a total like that.

Still gonna have to disagree with you on atlas Golf being the best in Marrakech though. Samanha is much better and more importantly already up and running.

Why don't you try negotiating with the developer. I'm sure they will reduce TVA to 15% and will cover all completion costs.

Also try to negotiate a discount of upto 30%, it's worth a try, you have nothing to loose. If not then get your deposit back.

I wish you luck in whatever you decide to do.

I visited there in January and met a guy called Mohammed, told me that they would refund the money, but nothing has happened.
My visit only confirmed to me that I wanted out because I wasn't that impressed with the build quality, some of the buildings finishings were shabby on the outside ( we never went inside) and there was clear signs of damp on some of the walls.
Also the resort itself was like a deserted town, i did not spot one person in the hour or so that we were there, also the underground pool room was completely flooded and there were no signs of any progress with the golf course or Hotels.

Has anything changed? I am still trying to get my money without success.

Any help would be appreciated

Hi Barry,

Back in Jan 11, City Red were the syndicate. They were a disaster and were kicked out by the residents union and replaced by a professional organisation in Feb 11.

I visited with my family in April 11:

1) gardens were beautiful;
2) swimming pools were clean;
3) security guards on site;
4) first nine holes of golf course were under constuction - probably complete by Jan 2012.

All in all development looked great, clean. Finishing in my apartment has been to a high standard, although there were some snagging issues, all of which were addressed.

Under the management of the new syndicate, the devlopment is moving forward in a positive manner, I will attach photos.

With regards numbers - these apartments have been purchased by afluent locals, who use the apartments as holiday homes. The development get's busy on weekends and holidays. Januray the weather is cold, so not surprised ot was empty.

Thanks for the quick reply

I think the problem for me was that I visited the Sumanah country club with my wife before going to Atlas Golf. Sumanah has a great bistro eating place with an 18 hole golf course, all up and running and it was full of people eating and playing golf. It therefore had a holiday feel about it. Also the finishing was definitely much better (i am a builder so i have experience in this area).
My wife's immediate reaction was to say Id rather lose all our money than finish paying for our apartment.

I dont think in any photos i have ever seen anyone walking around or using the pool at Atlas Golf, it had basically no atmosphere.

Saying this it might one day pull it all together (i hope it does for your sake). It in anyway looks better than when I visited in January. The biggest worry for me about the buildings was the amount of damp that was beginning to show at the base of a lot of the villas. Is that still there?

Do you know if the developer has changed hands recently? My Solicitor told me the development company were in receivership.

Thanks for the pictures, who knows one day i may proceed if they ultimately build it as promised, because It don't look like they will be reimbursing me my money.

The development is now run by Excelia. Is your solicitor referring to Fadessa the orginal Spanish developer??

I dont know? I spoke to him in January after i visited and he told me the Development is in receivership, in fact here is a copy of his e-mail sent early Feb.


No one has received anything at all due to the fact that the company is still under the supervision of the administrators, it is expected that the vendor will come out within the next 2 to 3 months so I am hoping the scenario will change.
So either you wait until say april and try to reassess the situation or ask them to put the property back on the market and if the unit is sold they will release the deposit.
Let me know so matters will be taken further.

The Golf course was well into construction when I visited.

Please, please, please can you tell us how you managed to get your refund? We have also been promised 75% of our deposit back in line with Excelia's cancellation policy but still haven't seen our money! Our emails and calls are just being ignored. In fact, when we call now, there's just no answer! Can anyone help/advise???

Do not invest in morocco, your better off trying your luck in the casino, least there you
know the odds are the house usually comes out on top in end.

and the house will pay out if you win.

Please can anyone help? We also cancelled our purchase on a property in Marrakech back in February this year (even though we cancelled our purchase in 2008!). It was only acknowledged this year! We did all the necessary paperwork and were also promised 75% of our deposit back. We still have not received our refund, despite constant emails and calls (no one picks up, if they do, they pretend not to understand!). Please can anyone else help/advise on this? I can see from some of the blogs some of you did manage to recoup your money which is great news!

Any help/advise/contacts would be most gratefully received! Good luck to everyone who is in a similar situation!

Can you help/advise us too? We are in a similar situation and not getting any responses from Excelia. Despite being promised our refund back. Our emails and phone calls are simply being ignored. We are desperate to get our hard earned cash back! Please can you help us with any contacts? Thanks in advance!

Please can someone help/advise us also? We cancelled our purchase in January 2009! And it took another 2 years for Fadesa/Excelia, whatever they call themselves now, to acknowledge our cancellation!

We did all the necessary paperwork promptly and were promised 75% of our deposit back. Since July we have been trying to contact the persons who dealt with our cancellation and we are simply being ignored! If we try ot call no one answers.

Please can someone help/advise what we should do next. Really want to avoid getting solicitors involved. We just want our hard earned cash back!

Hi Maria,

We have an international overseas property lawyer involved with our particular case. But Excelia are still choosing to ignore the lawyers letter too that have been sent to respond to our case!

What to do next? Would much prefer if they had the decency/business acument to at least give us a response/update as to when we are likely to receive our deposit!

Is anyone else still not go their deposit back from almost 3years ago???

Hi Mzm,

Glad to hear that! You need a lawyer to get your money back. Some of our clients are waiting for a trial and some of them recovered their money by threatened letters but it's difficult this way.

A trial is more expensive but more effective also. It's incredible how many cases like that are in Morocco now.

This is worrying. We really want to avoid the trial etc as it involves a lot of fees. the letter our lawyers are sending are just requesting for an update, not the threatening type. We were hoping this would be a more effective method!

I was wondering if you would know who the new deputy sales manager would be or who would be the next best person to contact at Excelia for an update and find out when we will receive our
deposit? The sales manager who was dealing with our enquiries has apparently left Excelia this month! I hope you can help. Many thanks!
