Are you making the most out of your holiday let?

Very few holiday lets will be popular 12 months of the year therefore it can be difficult earning enough rent over a six-month to nine-month period to cover your costs and more on top. However, I think that many holiday let landlords are missing out as there is the opportunity to earn commission on an array of services which your customers may require.

It should be fairly easy to earn commission on outside catering, bookings for local tourist attractions as well as an array of local facilities such as spa days, etc.

Yes an remember most holiday lets (certainly on dedicated resorts) are restricted to 11 months use with their planning so before buying a holiday let check the planning meets your expectations.

Good tip about commissions for other services etc I like that as it gives the user a better service at the same time so I'm all for that...

A friend of mine owned a lovely holiday house on the coast in Cornwall, but it was one of about 10 house in a privately owned cove. They easily rented it out, but unfortunately the owner changed the regulations about use of houses on his land, banning them from being able to be used as holiday lets.... which left them with no choice but to sell. They struggled to sell it because you couldn't use it for hoilday rentals! Very frustrating for them, but just shows how things can change if you buy on private land

That seems a rather bizarre move by the landowner owner because in a second he has slashed the value of not only the houses on his land but also the potential value of the land itself? I am not quite sure what would prompt a landowner to do this?

One area I think there is potential in is "elopement" venues. People who want to escape the stress of a wedding, but still want to get married.
We have a property with 5 acres of moorland and I think there would certainly be a demand for a couple to get married on the moors, have a chef cooked meal in the cottage, and then spend their honeymoon in a remote cottage. Loads of potential add-on services there.

There are many niche markets within this category - it is just a case of digging deep and targetting a specialist market. While the properties are important it is as much about selling the experience as it is about selling the propetry.

The business away-day/corporate market is huge and if you can tie in other service providers in the region you could be on to a winner. Anything from go-carting to fishing, to a day at the races - make yourself as appealling as possible :)

Do you offer services such as catering, etc? Nice way to earn commission off trusted local parties. I have been involved in this in the past and it can be very lucrative. When people are in holiday/party mood you tend to find the purse strings are not as tightly held lol

Well, the place is in a tiny fishing village so there aren’t many catering options about but that’s definitely an interesting idea for apartments in other areas!

Where were you doing it? I take it you partnered with local caterers to bring food into the apartments for the guests?

I was part of a local catering company and we partnered with holiday lets across central Scotland. Their customers had to eat when they came up so it was a win win win, they got good foods, we made money and the holiday property owner got a nice commission :)

Getting the first client on board is always the hardest part but after that you just need to say that so and so down the road is already using us and that seems to increase the trust factor :)

I have seen people, in a different field, who tried to play parties off against each other. They suggested (well actually lied lol) only to find these parties knew each other. You guessed it, they both found they were being played - end of project lol
