Any tips to make your property more appealing to buyers?

Hello guys,
I was thinking about any creative ideas to make my property more appealing to wide range of buyers. Any suggestions?

I agree with kristenjames: first impressions really matter.

But rather than aim at "appealing to a wide range of buyers", may I suggest that it's ok to appeal to a "not necessarily wide range" of buyers, but rather appeal very strongly to even a small number?

That is, you can't make a given property appeal to everyone. A small unit won't appeal to a family, etc, so don't even try.

So, with that said, the most important stuff is:
- massively declutter. Any clutter is visual noise and gets in the way of people liking a place. If it's so decluttered it is hard to live in, you're getting close to what it needs to be.
- depersonalise it. No personal photos. Make it as if someone can move in right then and like it. I don't mean that it has no personality; it's ok to have a bright red wall or whatever. I just mean don't make someone feel that they're invading someone's personal space.

I recommend you talk to your local real estate agent and they will tell what to spend your money on based on what it will sell for with particular renovations.

Just please don't over capitalise, think twice before buying that gold plated toilet :call:

Look at your properties garden from a buyers point of view. Is it low maintenance and easy to care for?

If not perhaps think of repla*cing plants and redesigning to cut out the need for a lot of weeding etc

Would like to suggest you to have a curb appeal for your property. Just make the entry way and front door more attractive.So have a great look overall for your property or get suggestion from any property sourcing agents.

There are a lot of things you can do to your property to attract buyers..

1. Fix and clean -- fix anything that needs repairs. Take note that buyers are meticulous so make sure to give a great first impression. Make sure that when they arrive to check the property, literally clean everything until they sparkle.
2. Update your kitchen! Most people think it's the most valuable room in a house.
3. Wall mirrors make a room look much bigger and lighter. Consider putting some up, especially in smaller rooms or hallways.
4. Make sure the windows are properly dressed with blinds or curtains as naked windows make a place feel impersonal and run down.
5. Tip: Brew coffee while the buyers are there. It creates a comfy-homey feel that makes the house more alluring.
6. Re-paint!

When you post thread on forum then post pictures of your property and also tell the good qualities of that area and other benefit for living their.. also also concern with financial broker near to your property location.
