    Hello guys,
I was thinking about any creative ideas to make my property more appealing to wide range of buyers. Any suggestions?

I agree with kristenjames: first impressions really matter.

But rather than aim at "appealing to a wide range of buyers", may I suggest that it's ok to appeal to a "not necessarily wide range" of buyers, but rather appeal very strongly to even a small number?

That is, you can't make a given property appeal to everyone. A small unit won't appeal to a family, etc, so don't even try.

So, with that said, the most important stuff is:
    - massively declutter. Any clutter is visual noise and gets in the way of people liking a place. If it's so decluttered it is hard to live in, you're getting close to what it needs to be.
    - depersonalise it. No personal photos. Make it as if someone can move in right then and like it. I don't mean that it has no personality; it's ok to have a bright red wall or whatever. I just mean don't make someone feel that they're invading someone's personal space.

    Hope this helps...

I recommend you talk to your local real estate agent and they will tell what to spend your money on based on what it will sell for with particular renovations.

Just please don't over capitalise, think twice before buying that gold plated toilet :call:

Look at your properties garden from a buyers point of view. Is it low maintenance and easy to care for?

If not perhaps think of repla*cing plants and redesigning to cut out the need for a lot of weeding etc

Would like to suggest you to have a curb appeal for your property. Just make the entry way and front door more attractive. So have a great look overall for your property or get suggestion from any property sourcing agents.

    Differentiate From the Neighbors
In order to attract attention and to make your home more memorable, consider custom designs or additions, such as landscaping, high grade windows or a new roof. This can help improve the home's aesthetics, while potentially adding value to the home. Any improvements should be practical and use colors and designs that will appeal to the widest audience. In addition, they should compliment the home and its other amenities, such as building a deck or patio adjacent to an outdoor swimming pool.

    Clean the Clutter
It is imperative to remove all clutter from the home before showing it to potential buyers because buyers need to be able to picture themselves in the space. This might include removing some furniture to make rooms look bigger, and putting away family photographs and personal items. You may even want to hire a stager to help you make better use of the space. Staging costs can range from a couple hundred dollars for a basic consultation to several thousand dollars, particularly if you rent modern, neutral furniture for showing your home.

    Sweeten the Deal
Another way to make the home and deal more attractive to buyers is to offer things or terms that might sweeten the pot. For example, sellers that offer the buyer a couple of thousand dollars credit toward closing costs, or offer to pay closing costs entirely will in some cases receive more attention from house hunters looking at similar homes.

    Improve Curb Appeal
Sellers often overlook the importance of their home's curb appeal. The first thing a buyer sees is a home's external appearance and the way it fits into the surrounding neighborhood. Try to make certain that the exterior has a fresh coat of paint, and that the bushes and lawn are well manicured. In real estate, appearances mean a lot.

Get Your Home in "Move In" Condition
Aesthetics are important, but it's also important that doors, appliances and electrical and plumbing fixtures be in compliance with current building codes and in working order.

    Pricing It Right
Regardless of how well you renovate and stage your home, it is still important to price the home appropriately. Consult a local real estate agent, read the newspapers and go to online real estate sites to see what comparable homes are going for in your area.

    The Bottom Line
Selling a home in a down market requires a little extra work. Do everything you can to get the home in excellent shape and be prepared to make some small concessions at closing.

First impression is the last impression so prepare your home for viewers. It will not only ensure your property is sold faster, but can add thousands of pounds to its value. There are some tips to sell your property faster:
    1. The first thing a buyer sees is a home's external appearance. Try to make certain that the exterior has a fresh coat of paint, and that the bushes and lawn are well manicured.
    2. Buyers want to feel that they could live in your property, so make it feel like home with a few simple touches.
    3. Improve lighting and light fixtures.
    4. Make those minor and major repairs so that your home is a sound investment for potential buyers.

    Loans Calculator For Australia

Before proceeding further to sell your property to potential buyers or investors, I recommend you to consult with a financial broker who has vast experience in this field. Moreover, for financial calculations, you can use the Online Calculators available on the website or download it on your iPhone to get an idea about the value of your property. I even recently download "Loans Calculator For Australia" from iTunes and use its home loan calculator that even features the state wise stamp duty calculator.

    Hello mattio!

There are a lot of things you can do to your property to attract buyers..

    1. Fix and clean -- fix anything that needs repairs. Take note that buyers are meticulous so make sure to give a great first impression. Make sure that when they arrive to check the property, literally clean everything until they sparkle.
    2. Update your kitchen! Most people think it's the most valuable room in a house.
    3. Wall mirrors make a room look much bigger and lighter. Consider putting some up, especially in smaller rooms or hallways.
    4. Make sure the windows are properly dressed with blinds or curtains as naked windows make a place feel impersonal and run down.
    5. Tip: Brew coffee while the buyers are there. It creates a comfy-homey feel that makes the house more alluring.
    6. Re-paint!

    Hope those tips help?
